Atlanta Real Estate Forum congratulates Hughes Homes, LLC for winning a Gold OBIE in the Whole House Renovation over $500,000 category for an Alpharetta home remodel. Presented by the Atlanta Sales and Marketing Council, the OBIE Awards are the premier awards given in the Atlanta new home construction industry.

The whole home renovation encompassed a complete interior and exterior renovation. The exterior included the addition of a two-car garage with two 4-post lifts, which hold 4 cars in addition to the existing 3-car garage. A bonus room, new mud room, breakfast room and back powder bath were also added. We enlarged the kitchen and laundry room 4 feet by moving the exterior wall. A new Mortise and Tennon Douglass Fir front porch covers a beautiful new 9′ 6″-tall radius Abby Iron metal front door. Gas lanterns were installed on the sides of the front door and above the garage doors to create a warm ambience.  New 1/2 round gutters with exposed hangers and round downspouts were installed. The pool deck was also demolished, reshaped for better function and updated with a 3-piece travertine and new pool coping.  The same travertine was installed on the front and side porch. A new Mortise and Tennon framed Douglass fir porch covers the grill area.  All the brick was painted cream and the cornice was painted a bronze color that matches the windows and gutters to pull everything together.  The driveway was replaced with a new Belgard 5-piece paver that was blended with a stained concrete sections and a paver apron. All of the landscaping was removed and professionally redone for the exterior finishing touches.

The kitchen is always a large focus of any project. Once we started the demo, the team came up with an idea to eliminate a structural column on the edge of the kitchen. We were able to put in a 30′ steel beam and add an additional 15′ steel beam to support the floor and roof above.  This tremendously changed the feel and function of the kitchen and enabled us to enlarge the loft above the kitchen. This eliminated the previous two-story area above half the kitchen and allowed more uniform lighting with a 10′ ceiling. This significantly improved the planned single island allowing the installation of 2 islands including a prep island with a sink and larger main island. The large island with a 2′ seating overhang features 60 – 1′ LED light panels under the Quartzite countertop and waterfall ends that illuminates through the stone.  A 48″ Wolf Range with a stone and metal hood from Francois and Co. creates a beautiful feature wall. All new, beautiful Quartzite countertops and custom Shiloh cabinets completely transform and increase the function of the kitchen.

All of the bathrooms were completely updated with new tile, cabinets, granite tops and plumbing. We installed a new barrel vaulted ceiling and larger radius window above the new under mount jetted tub in the master. We also added a heated floor system and new barn doors in the master bath.

The office fireplace was replaced and we added a dramatic two-piece, 10′-tall bookended granite surround. We installed reclaimed wood in the coffered ceiling of the office, the two story living room ceiling, guest room tray ceiling, two vertical walls of the bonus room and the ceiling of the breakfast room. In the keeping room, we installed reclaimed beams in the vaulted ceiling and replaced the fireplace with a true masonry Isokern box with a 2-story stone cladding surround. All of the 7″ and 8″ hardwoods on the first and second floor were pre-finished with a multi-step stain to achieve the color the homeowners desired.  All of the iron handrails were custom made and highlight the radius front staircase and new foyer stone flooring.

The entire basement was redone with new hardwoods, a new theater room and bar. A new mirrored workout room and massage room were added. New tankless water heaters were installed along with a state-of-the-art house smart Control 4 system that is integrated with all the lighting, audio, video and security for access to anything anywhere in the home or when away. New custom light fixtures have been installed around the home. We achieved the ultimate goal of making the addition and all the changes blend and flow together to appear original to the home.
