Senior and active-adult living is on the rise, and that demographic is taking advantage of the services and maintenance-free lifestyle those new Atlanta communities provide. One Street Residential Managing Partner of Development Brendan Barr joins Atlanta Real Estate Forum Radio to discuss the company’s vision and latest projects with co-hosts Carol Morgan and Todd Schnick on a bonus All About Real Estate episode.
Originally founded in 1986, One Street Residential provides communities that exceed the needs of its residents to give them a great home and lifestyle. The builder’s flexible renting and leasing options are for the discretionary renter that has the ability to own a home but chooses to rent for a variety of reasons. According to Barr, that household demographic is growing every year.
Barr explains that senior housing is always four groups:
- Fee-simple homeownership, maintenance-free
- Traditional independent living, age-restricted environment, limited healthcare but mandated food plan
- Congregate care retirement community that allows aging to happen in place at the same facility
- A higher level of acuity that includes memory care and more hands-on assistance
One Street Residential categorizes itself as the fifth group, a multi-family program design conceived for a 55+ older consumer in mind that for a variety of reasons, such as flexibility, will choose to sign a 12-month lease rather than maintain a 30 or 15-year mortgage commitment.
“We always like to say that we’re in the active-adult living business versus the housing business because we focus on lifestyle,” Barr said.
