The Village at Williams Park

At this year’s 42nd Annual OBIE Award, The Village at Williams Park by McKinney Builders was awarded an OBIE Award for Community of the Year with 20 Units or Less. A premier award in the Atlanta new home construction industry, the OBIE Awards are presented by the Atlanta Sales and Marketing Council (SMC) on behalf of the Greater Atlanta Home Builders Association (HBA). Atlanta Real Estate Forum congratulates McKinney Builders on the fantastic win!

The Village at Williams Park is a small enclave of nine townhomes located in an up-and-coming area of Smyrna. The site is slowly replacing derelict homes with exciting new opportunities for home ownership. Such is the case with The Village at Williams Park, which sits on what used to be an abandoned home. The community is located across the street from an old self-service car wash and two doors down from an older auto repair facility.

A great deal of planning went into the aesthetics of this intimate community to complement the surrounding building and homes. McKinney Builders created a unique and memorable streetscape using a historical color palette and metal roofing. These expertly designed three-story townhomes with sky terraces appeal to young professionals looking for more space in an area transitioning into the next urban hotspot. This walkable setting is just a short stroll to public transportation, neighborhood parks and restaurants.

Buyers appreciate the functionality of these 2258 square foot spacious homes. The main level is light and bright and touts a designer kitchen with stainless steel appliances, quartz countertops and an oversized island. The kitchen overlooks the open family room with a fireplace and a large dining room that offers the perfect setting for entertaining. Rustic wooden shelves are used in storage niches throughout the home and tie in with the other wood accents. On the second level is a luxurious owner’s suite with a spa-like bathroom complete with a separate shower and soaking tub. There are two additional bedrooms on this level with a shared bathroom.

Upstairs on the third level is an ample flex space with an additional bathroom and bar area. Perfect for a party room, media room, office, or 4th bedroom. Buyers loved the extensive outdoor living on the oversized rooftop patio. Some units even offered views of downtown. To complete this low-maintenance, highly sought-after home is a deck off the dining room, a fenced yard, and two car garage. The Village at Williams Park was a homerun and sold out. Plans are underway to replicate this product in other transitional neighborhoods.
