Kimberly Jones, division sales manager with KM Homes, and Karen Stewart, new home specialist with KM Homes, are guests on this week’s All About Real Estate episode of Atlanta Real Estate Forum Radio. In this interview, we hear about the history of KM Homes and the building blocks that make up the company philosophy. A family building homes for other families is how Karen Stewart describes KM Homes. As one of Atlanta’s finest new home builders, KM Homes will celebrate its 60th anniversary in the homebuilding industry next year. The company began in 1956 in Vidalia, Georgia. Today, the third generation of the McSwain family is continuing to build homes in the Atlanta area.

KM Homes sets itself apart by being family owned and operated. It is also a company dedicated to building not just homes, but relationships, and promises its customers to be accessible and to offer a personal touch to each home they build that is hard to find in the industry today. The company, a recognized Certified Professional Home Builder, currently has 14 communities in some of Atlanta’s most sought-after locations.

As customers in the Atlanta real estate market look for homes that are more energy efficient, homes constructed by the builder feature numerous energy-efficient details such as radiant barriers, house wraps and Low-E windows. These details save home buyers money in the long run and offer an added peace of mind. In addition, KM Homes is one of just a few Atlanta builders that use 100 percent James Hardie materials, meaning every exterior product is manufactured by James Hardie, which helps with the low maintenance factor of the homes.

KM Homes is experiencing a great period of growth and popularity, and the builder has two communities set to open in late summer or early fall that will be predominantly ranch homes: Parkside on Post and The Polo Fields. Parkside on Post, a gated, active lifestyle community of 33 homes in Forsyth County, will offer spacious floor plans, included lawn care, a community park and a pavilion. The Polo Fields, also located in Forsyth County, will feature many amenities including a private community clubhouse and access to Polo Golf and Country Club, where residents can enjoy numerous pools, tennis courts and a golf course.

Kimberly Jones adds that a trend the builder is seeing in the market is buyers looking for larger home sites. To meet that demand, the builder presents the homes in its Carramore and Warrenton communities.

Carramore is located in Forsyth County and is now selling homes priced from the high $300,000s. The community is one of KM Homes’ newest and is a gated development of large, private home sites. The homes feature beautiful brick and stone exteriors and the wide variety of floor plans offered start at approximately 2,800 square feet.

The Warrenton community is now selling homes priced from the mid-$300,000s and it is located in Sugar Hill. The community is gated and features a variety of floor plans showcasing three-sides brick and stone exteriors. In addition, there are basement and non-basement options available. The community is perfectly located between Cumming and Buford in the Lanier school cluster, making it a great option for a young family with children.

Other KM Homes’ communities experiencing rapid growth include The Georgian, a townhome community located in Fulton County. The Georgian is selling out fast, but there are still homesavailable. Priced from the mid-$300,000s, the community is located in historic downtown Alpharetta on Canton Street. There are 54 three-story townhomes in the community with floor plans that feature three bedrooms and beautifully appointed exterior and interior details.

Also popular is The Villages at Town Park located in Cobb County. Homes in this live, work, play community are priced from the high $200,000s and are convenient to Kennesaw State University, Town Center Mall and various restaurants and entertainment venues. This townhome community is gated and has only 21 units for a more intimate feel.

The community of Burnt Bridge is one of KM Homes’ newest. The gated community with homes priced from the low $200,000s offers several floor plans, and the amenities are currently under construction. Once completed this summer, residents will enjoy a junior Olympic pool, two lighted tennis courts, a clubhouse with fire pit and a children’s play area with bocce ball court. In addition, the community will have private direct access to Forsyth’s Matt Community Park. The park is approximately 180 acres and has football fields, baseball diamonds, an amphitheater, library, senior center and walking trails. The quality and value offered at Burnt Bridge is evident, as the community has sold more than 30 homes in the past five months.

Further emphasizing the appreciation that KM Homes has for its buyers and for the agents that help sell their homes, the builder is offering several incentives. First is an “Agent Loyalty Program” that the builder is promoting for outside agents. When an agent sells their second home with KM Homes, they will receive a $500 bonus once the home closes. If the home closes within the quarter, the builder will double the bonus to $1,000. KM Homes is also offering a “Hometown Heroes” incentive of $2,500 in free options for active members of the United States Armed Forces, EMT’s, police officers, firefighters, nurses and teachers.

The builder adds that upcoming grand openings are scheduled for three of KM Homes’ newest communities, Parkside on Post, The Polo Fields and The Estates at Hickory Flat.
