Once the papers are signed, most people tend to stop thinking about mortgages. Nevertheless, for people who want to buy or build, the complex calculus of financing a home can take up all their time and brainpower. Lori Rousseau with OnQ Financial talks mortgage lending with co-hosts Carol Morgan and Todd Schnick on today’s All About Real Estate segment of Atlanta Real Estate Forum Radio.

Rousseau has over 25 years of experience in the mortgage industry. She says that what separates OnQ Financial from other lenders is the business culture.

“Our culture dictates how we deliver service to our clients,” said Rousseau. While in the financial sector, conformity is usually the standard, but OnQ Financial promotes collaboration and innovation, which allows them to work better and faster.

Her advice to new buyers is to have all their paper work in order before even looking at homes, because inventory is scarce.

“It is critical for buyers to be preapproved,” said Rousseau, adding that new technologies allow that to happen much faster than it did when she began her career. New products from Fannie Mae called “Day One Certainty” mean that buyers can be approved within minutes.

If she could tell potential buyers one thing, it would be that the days of 20 percent down payment are long gone. According to Rousseau, there are plenty of options to help buyers without that chunk of money to purchase a home. OnQ Financial also works with builders as a preferred lender to help provide closing cost credits and other products that “shift the risk from builder to buyer.”
