Epcon Communities Update! Epcon has closed on its first Atlanta community! The Courtyard at Bailey Farms is located in Gwinnett County at the southeast corner of Fence Road and Bailey Road in the Dacula High School district. The community will have 127 lots with amenities, including a clubhouse, pool, pickleball courts, dog park, walking trails and a lake.
Epcon Communities Enters Atlanta Market
Active adult, low maintenance home builder Epcon Communities entered the metro Atlanta market in 2022 and started putting land positions in place and hiring its team.. Atlanta Real Estate Forum covered this news on May 10, 2022 when they hired Ted Turner, formerly of Taylor Morrison, as their Atlanta Regional President. Congrats to Ted!
Turner’s experience includes national builders, including Century Communities and PulteGroup, in addition to Taylor Morrison.
About Epcon Communities
Epcon Communities previously had franchise builders in the Atlanta area but at present, has no affiliated builders here. Markets operated by their corporate entity include Columbus, Charlotte, Raleigh, Indianapolis and now Atlanta. There are 81 franchise builders in addition to the corporate markets.
Building homes that are popular with active adult buyers, Epcon builds detached luxury ranch homes ranging from 1,200 to 4,000 square feet and priced typically from $350,000 to $700,000.
Founded in 1986 by Owners Ed Bacome and Phil Fankhauser, Epcon Communities identified that the 55+ market was largely ignored and started building homes for that market. Other home builders liked what they were doing, too and wanted to license plans, but the savvy owners decided to franchise instead.
Traditionally a top 50 builder nationally, Epcon currently maintains seven communities in Columbus, three in Charlotte, four in Raleigh and two in Indianapolis. We expect them to build and maintain several communities in the Atlanta area and be here for the foreseeable future. Sources at the home builder say they have identified several possible sites and are in negotiations.
Epcon thrives on identifying cities with big growth opportunities and market needs.
“Our homes are needed everywhere in the country,” Rob Krohn, vice president of marketing for Epcon Communities and Epcon Franchising, said. “If your kids have left for college and you are left with a big house and big yard, you are probably asking, ‘is this what I want for next 25 -30 years? Is this the lifestyle I want?’”
The goal is to provide a needed alternative to their existing homes. This meets two goals – it provides the active adult home buyer with the lifestyle that better fits their needs while also putting inventory back on the market. Most active adult buyers love where they live knowing their favorite restaurants, doctors, friends and family are nearby. Moving into an open floor plan with a first-floor owner’s suite provides a sought-after lifestyle, and by moving right down the street to a newly built Epcon community, they can retain everything else they love.
“Think of our communities as bed and breakfast infill communities where you get to know your neighbors, instead of cruise ship communities,” Krohn said.
