Selecting a new home or renovating a current home can be exciting, but the buying and lending process can be difficult without the experts. Thankfully, Certainty Home Loans walks clients through every step of the process and offers more options so that clients can choose a plan that works best for them. On today’s All About Real Estate edition of Atlanta Real Estate Forum Radio, co-hosts Carol Morgan and Todd Schnick are joined by Doug Casbon, executive vice president and national production manager at Certainty Home Loans to discuss how his company offers plenty of mortgage options and counsel for homeowners who are buying a new home, renovating a current home and more.
Formerly Starkey Mortgage, Certainty Home Loans decided to rebrand their company after 17 years. The reason for this, said Casbon, was that after conducting research and receiving feedback from colleagues, the company discovered that the Atlanta market was becoming more consumer-facing and the new name and brand would better communicate how the company could help consumers.
Certainty Home Loans offers seemingly endless home loan services, including home purchase, home refinance, renovation, reverse mortgages, options for active-duty or veteran U.S. Military members, government-sponsored bond programs, programs for first-time buyers, adjustable rate mortgages and options for doctors, teachers, law enforcement and other community service members. The most popular option, Casbon says, is the 30-year conventional fixed rate mortgage.
However, the company is seeing their renovation option rise in popularity, because the housing inventory in the United States is aging and builders were unable to replace the old homes for new ones during the recession. People may be selling, Casbon says, but they may not know where they are going to move to. Instead, he says, homeowners are choosing to renovate and take out loans for renovation. This is especially true for millennials, says Morgan. As much as they may want to find a new home in the location they want, lack of affordability is making renovation a better option.
In addition to offering transparency, counsel and options throughout the lending process, Certainty Home Loans has educational material on its website that lets clients and consumers learn all they can about mortgage terminology, frequently asked questions and more. The website even has a mortgage calculator feature and consumers can pre-qualify online to make the process easier.
Casbon’s advice is to have all the necessary documents, visit with a lender and be pre-qualified before choosing a home. That way, all options are clear.
