Today’s All About Real Estate episode of Atlanta Real Estate Forum Radio highlights a rookie guest who is embracing the challenges of today’s diverse home buying market and the need for innovation when it comes to home building. Alan Cablik, president of Cablik Enterprises, joins co-hosts Carol Morgan and Todd Schnick to tell listeners what his company is doing to stay fresh in an ever-changing market.

Cablik grew up in Atlanta, attended Walton High School in East Cobb and earned his degree from Georgia Tech. He started Cablik Enterprises 17 years ago when he was at his first job, building high-rise apartments in Florida.

Cablik Enterprises creates modern dwellings, “period-correct” homes, custom homes, commercial contracting and consulting. The company understands the importance of keeping an eye on the market, which is always changing, and being prepared to reinvent itself when it does change. This way, the company can power through rough periods, like the recent recession, and continue to bring buyers more and more of what they are looking for, whether this is a new trend, a new amenity, a new type of community or home automation.

Recently, the market has been opening up for more and more modern homes to take over. In response, Cablik Enterprises has been creating modern home and townhome communities for millennials, baby boomers and older Gen-X members alike. Many of the amenities these days are the surrounding communities, Cablik says, so the company searches for locations where buyers can easily access everything on foot and stay in town to avoid a horrible commute.

Another challenge the company ran into while looking for these locations was the size of the lots. However, Cablik has learned through his research that many buyers don’t necessarily want a bigger home and instead want the land on their unit. Instead of building condominiums, his company has taken its standard 22-foot townhome and cut it in half, which cuts the price of the home in half and allows homeowners to use their land, rooftop decks and private courtyards while staying in town. Their current project has proven to be successful and is already sold out.

Additionally, Cablik Enterprises is embracing home automation. Thanks to Bluetooth technology, homes can be connected to homeowner devices without the use of miles and miles of wiring and with a much more cost-effective solution. The company is also keeping an eye out for the long-term arrival of solar panels for cleaner energy, when they are much cheaper to install and use.
