Meril Missbach with Rialto Capital and Mike Stevens with Water Furnace are this week’s guests on Atlanta Real Estate Forum radio. Meril talks about the Georgia foreclosure market, while Mike shares the benefits of geothermal systems.

Meril Missbach is the residential sales manager for Rialto Capital. In this position, Meril is in charge of selling all of the vertical residential property in Georgia for the company, developing new communities and working on land sales.

Rialto Capital is a fully owned subsidiary of Lennar Corporation, the nation’s third largest homebuilder. One of their main focuses here in Georgia is on foreclosures. A few years ago, there was a tremendous foreclosure market, but many of these properties have now been sold, and the amount of new foreclosure listings has decreased. Now, the company is able to focus on repositioning these properties and restarting stalled out communities to benefit the larger surrounding area.

Our next guest is Mike Stevens who is territory manager for Georgia and Northern Florida for Water Furnace International. Mike has 11 years of experience in the geothermal industry, and the company he works for, Water Furnace, is an internationally known company that has been around for 30 years.

Geothermal is a system for heating and cooling your home as well as heating water that can replace your home’s traditional systems. It works by transferring natural heat from the ground into your home through a loop field, which is a series of pipes buried 200 to 250 feet in the ground that act as your energy source. The loop field is filled with water that can pick up an increase of anywhere from five to eight degrees from ground that is then brought into the home. By using this system, homeowners are typically able to save 50 to 70 percent on energy costs associated with heating and cooling.
