Eugene James is the director in the Atlanta market for Metrostudy. Eugene has been in the real estate industry for over 25 years, and he specializes in analyzing residential markets across Georgia as well as other areas around the country. Metrostudy is the number one company that goes out to look at new home construction all across the country.

Finally after five long years, it seems that the giant surplus of housing is starting to disappear. For those of you who have been waiting for the perfect time to sell your home, the time has come. Because inventory of new homes and resale homes is so low, many buyers and sellers are now facing a multiple bid situation. For those on the flip side of this situation, Eugene cautions you to be realistic with your expectations and offer.

This week’s Deal of the Day is a luxury home foreclosure from GaHomeForeclosures. This Tuxedo Park home is in the heart of Buckhead and was the 2008 Atlanta Symphony Orchestra Decorators Showhouse. Priced at $4.5 million, the home’s price has been slashed in half, but it still offers 12 bathrooms, six bedrooms, four levels of living, specialty rooms, elevator, 40 foot cathedral ceilings, custom interior finishes and more. The home is situated on a two acre lot with a saline gunite heated swimming pool.

Home staging is a great marketing tool for the home building industry. Even though this tool has been around for a long time, it has really only taken off over the last five years. Staging a home can increase the home’s curb appeal and reduce time on market, while also recreating and targeting a specific lifestyle for buyers. This is crucial because most home buyers cannot visualize how a home would look or feel if they see it originally as empty. At the end of the day, buying is an emotional decision that can be more easily made if people can envision their life within the home.
