Today’s guest on the All About Real Estate edition of Atlanta Real Estate Forum Radio is Aaron Schulte, an on-site Realtor with Atlanta Fine Homes Sotheby International Realty.

Atlanta Fine Homes Sotheby International Realty is a fast-growing agency with more than 350 agents and multiple offices in the Atlanta metro area. The agency also exists in 60 countries and has 17,000 agents worldwide.

One of Atlanta Fine Homes Sotheby International Realty’s clients is  Virginia Place. This intimate collection of just 23 townhomes, all of which are three bedroom, three-and-a-half bathroom homes with two-car garages are priced from the $500,000s. The community is located in the highly sought after Virginia Highlands area of Atlanta, just steps away from the excitement of Midtown, Druid Hills and Inman Park.

There are a variety of things that help set Virginia Place apart from the other townhome communities in the area. The appearance of the homes is the first thing noticed. These all brick Charlestonian Brownstone-inspired homes offer stunning curb appeal and the open floor plans and the impressive package of standard features help to seal the deal. Homes feature site stained hardwood floors, wooden stair treads, wrought iron railings, granite countertops, 10-foot smooth ceilings on the main level and much more. The builder took special care to implement many of the trends they noticed in the townhome and home building industry into the construction of the townhomes at Virginia Place. One of the biggest demands they noticed was the need for customizable options. To meet this need, the builder provided four different color palettes that buyers are able to choose from and a variety of other choices that help a buyer truly create a home with their own style reflected in the décor. Appliances in the homes are stainless steel KitchenAid, and there are also four different floor plans to choose from.

Corner homes in the community are larger and are approximately 2,676 square feet in size. Dining rooms and lower bedrooms feature bay windows. Interior homes are slightly smaller, but they still include three bedrooms and three-and-a-half bathrooms. The community consists of five buildings total, and four of the five buildings only have four homes per building. This design element helps further emphasize the small community feel of the development. Each home includes a large deck on the rear, and the community features a courtyard in the center. This community will also offer residents an AT&T Digital Life package, which will include features allowing them to lock and unlock their homes with a smartphone!

A fully decorated model home recently opened in the community, and it showcases the Rosedale floor plan and boasts an open living room and kitchen area which opens onto the large deck. The home is pre-wired for surround sound, and there are built-ins around the cozy fireplace.

Virginia Place is developed by 891 Briarcliff TH, LP, a partnership between Southeast Capital Companies (SEC) and Patrick Malloy Communities, and is marketed and sold by NeoLuxe Group with Atlanta Fine Homes Sothebys International Realty.
