On this All About Real Estate edition of Atlanta Real Estate Forum Radio, we hear about the master-planned community of Heron Bay Golf and Country Club from Judith Smith, the sales manager for the community.

Heron Bay is a premier resort-style home community strategically located just south of Atlanta in Locust Grove. Its placement in a more rural part of town allows residents that work in the bustling metropolitan Atlanta area to be able to retire to the peace and quiet of suburban living at the end of a workday. Within Heron Bay, visitors will find 13 different communities, each with its own architectural detailing and price point.

Generally, new homes begin in the $180,000s and can go upwards of $1 million. With such a range, there is something for everyone. There are currently 1,050 homes in the community that have been sold and there are currently more than 30 homes under construction. Once completed, Heron Bay will contain more than 2,000 homes.

Heron Bay stands out among the other master-planned communities in Atlanta because it is truly a resort-style community. In addition to the commonly found amenities of golf course access, swimming pools and tennis courts, Heron Bay offers commercial office space and a retail strip mall just outside the community.

For those home buyers looking for an age targeted or active adult like neighborhood, Heron Bay offers three. The plans of homes in these three communities – The Cottages, The Villas and The Enclave – are more conducive to an older homeowner  and feature details designed to make life easier. Judith notes that with a community so large, there are entire families that own multiple homes within Heron Bay and enjoy being close to each other while still having separate residences.

There are currently around 30 homes under construction at Heron Bay ranging in price from the $180,000s to the $400,000s. As the real estate market continues to rebound, the community decided

Because Heron Bay is so large, the community enjoys a wide variety of amenities that are available to residents. There are parks, golf courses, swimming pools, tennis courts, lakes, nature trails and more. The community also features a lakeside pavilion located on the 1,100-acre Cole Reservoir where residents can kayak, paddleboard and canoe. There really isn’t a reason to leave! that now was the time to expand its offerings and the available inventory has been receiving interest from consumers driving in from all areas of town. Builders like Ryland Homes, D.R. Horton Homes and Kerley Family Homes build in the community, and that name recognition and the quality of construction go a long way with selling homes to informed consumers that know what they want. There is also the opportunity to have a custom home constructed at Heron Bay as well. Castle Builders is the semi-custom home builder servicing Heron Bay and its homes are priced from the $400,000s.

In addition to these amenities, the community has a very active events schedule planned by an onsite events planner. Events that appeal to families, adults and seniors are scheduled regularly and include Jazz Under the Stars, wine tastings, dances, card games and much more.
