Atlanta Real Estate Forum congratulates Southland Development Services for winning a Gold OBIE for a Residential Exterior Renovation over $100,000 for a Marietta remodeling project. Presented by the Atlanta Sales and Marketing Council, the OBIE Awards are the premier awards given in the Atlanta new home construction industry.
This project resulted in a complete transformation of the house from neighborhood eye sore to the shiniest penny on the street. We improved the look and uniformity of the house and converted the dark and worn out feel to a new and fresh look. The project accomplished creating a wonderful entertainment area for our clients, as well. The Brazilian hardwood deck, combined with the vaulted sunroom, provides our clients with an updated look, feel, and function they were looking for. Our clients are in love with the exterior look of the house in addition to the entertaining space and believe that this project fulfilled their dreams and more.
The goal of this house was to convert this dated house into a modern version the homeowners would be proud to call home. Plans were created to completely redo the entire exterior, add a brazilian IPE deck and add on a bright and airy sunroom. Dormers were added to the front and the entire front entry was removed and reconfigured to provide a more aesthetic appeal. The shape of the chimney was altered to allow the dormer to be installed. The roof line over the garage was altered from a hip to a gable roof to provide a more alluring view. Finally, all windows were replaced with Anderson wood pre-finished windows.
The main challenges presented in this project were trying to align the many vertical and horizontal trim lines with the varying window heights and sofit elevations. This was resolved through many lengthy meetings with the architect and homeowner where we would try different solutions, such as varying widths of trim boards, whether we even used a trim board and how the horizontal bands would line up with each other as you went around the house. Eventually, a solution was found that worked and that all involved found to be aesthetically pleasing.
A sophisticated makeover took our clients home from blah to beautiful. Upgrades included new siding, stone and windows, and new dormers, fresh roofing, and a gracious walkway and front porch. The complete transformation of the exterior, where the facade now boasts gorgeous curb appeal has provided extreme satisfaction for the clients. The entertaining space was also completely revamped and given numerous upgrades to improve the look, function, and flow. The Brazilian IPE wood deck and a vaulted ceiling in the new sunroom made all the difference. This home has most definitely been elevated to a new level.
