Kaplan Residential Delivering the First Prescient Building in Atlanta

Staying true to its roots, the All About Real Estate segment of Atlanta Real Estate Forum Radio highlights the movers and shakers in Atlanta real estate – and that’s exactly what Kaplan Residential is doing across the Southeast! On this week’s episode, Kaplan Residential Partner Nate Kaplan joins co-hosts Carol Morgan and Todd Schnick to discuss the developer’s latest new Atlanta home projects.

Kaplan Residential is a third-generation, multi-family development firm. Founded from chicken farmers, the Kaplan family began with building single-family homes and subdivisions and eventually they became the first builders in the country building Planned Unit Developments (PUDs) throughout North Jersey.

Since Kaplan Residential entered the Atlanta market in the 1980s, it has been a part of many well-known developments including Waterford on Piedmont, Cosmopolitan at Lindbergh and Square One.

More recently, Kaplan is working on a new high-rise development, Generation Atlanta. This 17-story high-rise of 336 residential apartments coming soon to Atlanta will also feature 279,000 square feet of retail space. The first development of its kind, the building will feature a Prescient light-gauge steel structural system, reducing the costs by 20 to 25 percent in comparison to a concrete frame and helping comply with the City of Atlanta’s affordable housing efforts.

A variety of floor plans are available at Generation Atlanta including studios, one-bedrooms and two-bedrooms, complete with first-class amenities such as a pool deck with trellis area and fire pit, an indoor sky deck with multi-screen theatre, a duck-pin bowling alley and rooftop lounge with outdoor theatre. Residents will also enjoy an onsite fitness center and yoga studio with state-of-the-art equipment.

Thanks to its prime location, residents will never be short on things to do outside of their community with the World of Coca-Cola, Georgia Aquarium, National Center for Civil and Human Rights, Mercedes-Benz Stadium and over 400 dining options and work destinations all at their doorstep.

Generation Atlanta is projected to open in Q1 and Q2 of 2020 next year.

Listen to the above interview with Nate to learn more about the strategy and potential hurdles building in such a tight-knit city like Atlanta can present.
