Decatur home stagingProfessional home staging company Design2Sell recently had the opportunity to work on a beautiful home in Decatur with Realtor Natalie Martinez. The 2,694-square-foot home was originally listed for sale and received no offers, which is when Natalie was brought in. And Natalie quickly recommended the homeowners work with Lisa, one of our amazing property stylists.

“I worked with Lisa before on another high design new construction home,” said Natalie. “I knew my clients would enjoy working with Lisa because she is so personable, design driven, and works diligently to achieve the look. She is also a great presence to have in the home on an often hectic day getting a home ready for sale. Sometimes, sellers are worried if the staging will be worth the investment, but at the end of the day, when they see the staging come together, you can sense their relief. Having a seller’s confidence is really important as we head into the listing phase of the home. I really want the seller to have confidence knowing they did everything that was asked of them to obtain top dollar for their home.”

This unique home deserved special attention through quality furnishings and high-quality photography. When Natalie was brought on board to list the property, she immediately suggested staging key spaces like the living room, dining room and kitchen, as well as the master suite. The owner, who was also the home’s original architect and builder, also chose to stage an upstairs family room and office. They understood the need for specific furniture and accessories that would showcase the property in the best light, both for the listing and for their professional design portfolio.

Lisa worked with Natalie to ensure the furniture and accessories selected would appeal to the home’s target market. This specific property required a buyer that appreciated modern design, high-quality construction and environmental friendliness. Because of the home’s location in Decatur, which was just outside of the area that modern homes thrive in, and its high price point for the neighborhood, Natalie knew that helping buyers to see the full potential of the home was key.

After the staging was complete and placed back on the market, the home received an offer on the first weekend! The house was under contract three weeks faster than average for the neighborhood.

When asked about her favorite part of this unique home, Natalie comments that the stair design really caught her eye. “Most builders don’t have the patience to build a stair stringer the way this builder did,” said Natalie. “I love the way the stair risers and treads zig-zags up the wall.”

Natalie, a Realtor with three-and-a-half years of experience, also works as an architect and tends to work with sellers who are also architects or builders. Prior to working as a Realtor, Natalie spent her career designing spaces for people. Her goal is to tell a story about how clients can live their best life in a home through the marketing, photography, videography, staging and storytelling.
