Atlanta Real Estate Forum Announces October Radio Lineup

Dennis McConnell with McConnell Hickman and Custom Builders Atlanta joins us on Atlanta Real Estate Forum Radio. Dennis has been building homes since he was 12, this means he has been in the industry more than 50 years. Custom Builders Atlanta is a group of 13 local builders who have gotten together to create a purchasing and marketing co-op.

They are part of a national group called Custom Builders USA. This group built $953 million in real estate last year collectively nationwide and this makes them number 10 in the country as a builder.  The essence of Custom Builders Atlanta is coopertition. Builders joining this group have to be willing to make changes to be a better builder.  Builders have to understand that they are not going to get bigger on their own and that they can not control the market themselves, but collectively they can be much more.

Our next guest is Farrell Middleton Vice President of Construction with  Sharp Residential. Farrell has a degree in building construction from Georgia Tech, he has worked for a number of large builders and has been with Sharp for 13 years. Born into the industry, his family is also involved in the industry.

Farrell sees the market firming up a bit in Atlanta. They have seen Sharp Residential traffic stabilize over the past 90 days. Buyers are looking for larger rooms, Sharp is flooring in over two story family rooms for media rooms or home offices, they are finishing more basements, they are adding additional secondary bathrooms as well.  People are spending money differently today. They are more cautious with what decorator options they are choosing. Homebuyers are looking for more space with less expensive finish features. They are buying more hardwoods today. Buyers are a little bit more discriminating.  Sharp has expanded their cabinet selections to help their buyers have more choices.

Sharp is opening a new phase of 67 lots in Lakestone with 25 beautiful lake lots. This community is in Woodstock close to the city limit of Roswell. They have enhanced the features they offer to include recessed canned lighting in the kitchen, a split cook top (separate wall oven and cooktop), ceramic tile floors in the secondary bathrooms and a few other features.
