Atlanta Real Estate Forum Announces October Radio Lineup

Scott Payne with KM Homes is our first guest this week on Atlanta Real Estate Forum Radio.  Scott is the Vice President of Sales and Marketing for KM Homes, he has been involved in real estate for 20 years.  Scott has spent time in construction operations, sales and marketing and land acquisition.

KM Homes recently experience record sales in October. Scott attributes this to a lot of things. KM Homes started seeing indicators that the market could pick up in the fall during the summer. Affordability and low interest rates combine for great buying power. Additionally there is very limited supply for new homes in the areas where people want to buy.

Where a national builder may not be as flexible, we look at every sale and what the consumer wants and provide custom features. Today’s buyers are looking for several things:

  1. Flexibility – the ability to customize and for their needs to be accommodated whether familial or cultural.
  2. Mudrooms – a place to drop their book bags, practice equipment, purses, shoes and more.
  3. A planning center – an office set aside for homework, to pay bills, review the financials, etc.
  4. Finishing basements – everyone has a different idea of how they want their basement finished and KM Homes will create custom plans

Our next guest  is David Ellis with the Greater Atlanta Home Builders Association. David is the Executive Director of the HBA, a local organization that works with the housing and construction industry. Our members are builders, contractors, remodelers, surveyors, and anyone involved with the industry.

The housing industry has certainly had its ups and downs over the past few years. In 2006 we built over 60,000 new homes in Atlanta, last year we build 7,000 homes and this year we are on track to built 8,000 homes. So we are seeing the numbers recovering slowly.

Why buy a house now? There are a lot of great buys out there and today’s homes are better than ever. New technology in the home building industry means that today’s new homes have structured wiring systems, more outlets, and are prewired for docking stations.

Home buyers are looking for smaller homes that are more practically designed for the way they live. They want big open rooms and flexibility for multi-generational living. They want energy efficiency in homes to be able to save money over the long term. Homebuyers really differentiate between green and energy efficiency.
