The Atlanta residential real estate market continued to shift in September, with slower transaction activity and more cautious buyers creating a market defined by slower, selective and stable conditions.
Sales volume totaled $2.043 billion in September, declining 9.7% from August and 12.6% from September 2025. Units sold fell 11.0% month-over-month and 15.2% year-over-year, showing that the slowdown in buyer activity is increasingly reflected in closed transactions.
At the same time, inventory continues to give buyers more options. There were 23,006 active listings in September, up 5.3% from a year ago and essentially unchanged from August, when active listings increased 0.5%. New listings totaled 8,255, down 6.1% year-over-year and 2.6% from August.
Despite the decline in transactions, home prices remain remarkably stable. The September median sales price was $399,900, essentially unchanged from August and up 0.2% from September 2025.
“September confirms that Atlanta buyers are still in the market, but they are taking longer to commit,” said John Ryan, Chief Marketing Officer of Georgia MLS. “The market is adjusting its pace, not losing its value. Buyers have more choices, more information and more time to evaluate a property, and that is changing how they make decisions.”
Pending Sales Point to Continued Caution
The outlook for future closed sales remains a concern. Pending sales declined 5.3% from August and 24.8% from September 2025, marking the ninth consecutive month of year-over-year declines and the sixth consecutive month of declines in 2026.
The continued weakness in pending sales suggests that the slower pace of transactions could persist as buyers remain deliberate about making a purchase.
“Pending sales are an important indicator of where the market is headed, and the continued year-over-year decline tells us that buyers are not rushing into decisions,” Ryan said. “This is a market where confidence and value matter. Buyers are carefully evaluating their options, while sellers need to make sure their price, presentation and marketing accurately communicate the value of the property.”
A Market Defined by More Choice and Less Urgency
The September data point to an Atlanta core market that is adjusting rather than undergoing a broad correction. Buyers remain engaged, but they are increasingly selective and willing to take more time before committing.
For sellers, that means the market is rewarding properties that are appropriately priced, well presented and effectively marketed. With inventory higher than a year ago, buyers have more opportunities to compare homes and negotiate based on perceived value.
“The Atlanta core remains resilient, but the dynamics have changed,” Ryan said. “We’ve moved away from a market driven by urgency and toward one where consumers are making decisions based on confidence, information and value. The properties that best align price with value are the ones most likely to stand out.”
