When looking for a new place to call home, there are many factors to consider, such as location, square footage and design. For homebuyers interested in luxury homes, details like double vanities, kitchen surfaces and walk-in pantries matter just as much as the structure of the home. Wondering what these buyers are looking for? Here is a list of the top ones Realtors say are dealbreakers for clients.
At the top of the list, double-sink vanities are popular with luxury homebuyers. In a Redfin poll, 86% of Realtors stated that clients were likely to ask about this feature. Another top home trend is open-concept floorplans, a detail that 83% of polled individuals marked as important.
In the kitchen, quality surfaces and appliances are critical, so much so that some buyers shy away from luxury homes with outdated kitchens. The most asked-for amenities include granite or quartz countertops (85%), kitchen islands (85%), walk-in pantry (83%) and custom cabinetry (53%). The desire for more room in the kitchen is evident and Realtors are taking notes. People want to envision life in these homes, so luxury details like these provide charm and ample space that makes it feel like a comfortable fit.

According to the poll, 77% of Realtors consistently have clients inquire about high-end appliances. The washer, dryer, dishwasher and other appliances are often the most-used items in a home, which is why quality matters. Luxury homebuyers have the financial means to purchase homes with top appliances included, so it makes sense that these amenities rank high in importance. Other important features for buyers include smart home technology (44%), free-standing tubs, showers with multiple heads (35%) and energy-efficient appliances (31%).
Prospective buyers also show interest in trending interior design like a wet bar (22%), shiplap and sliding barn doors (8%), bright-colored accent walls (6%) and designer wallpaper (4%).
Wondering what makes buyers turn away from homes? Realtors report that outdated kitchens and bathrooms, lack of curb appeal and popcorn ceilings are all driving factors. Out-of-style kitchens top the list, with 54% of Realtors reporting that the lack of modern design results in clients passing on the property. Updated appliances and designer surfaces like quartz and granite can keep buyers’ attention and give your home a better chance of receiving offers. In addition, with monthly house payments on the higher side, individuals are shying away from properties that require extensive renovations.

The exterior of the home can also play a crucial role in the sale. Lack of curb appeal (48%) was calculated as the second most quoted reason for not putting down an offer. What does this mean when selling your home? Investing in landscaping and exterior design can make a huge difference. For luxury homebuyers, the outside of the house is just as important as the interior. Nearly 69% of people looking for a luxury home want landscaping to be included.
Outdoor living space is another popular item and is requested by nearly half of interested individuals. Other commonly asked-for amenities include pools and outdoor kitchens (33%), perfect for summer cookouts, family gatherings and more. Hot tubs (20%) and fire pits (21%) are also popular, adding spaces to unwind outside during colder weather. Other features like solar lighting, climate control and drought-resistant landscaping were not deemed high priorities.
