Today’s All About Real Estate segment of Atlanta Real Estate Forum Radio features Farrell Middleton, senior vice president of operations. Co-hosts Carol Morgan and Todd Schnick, along with Middleton, discuss Venture Homes’ current developments, affordable price points and what trends the builder is seeing all over town.
Middleton himself has been in the home building industry for more than 30 years and has worked with several large builders during his career. About a year ago, he joined Venture Homes as its senior vice president of operations and is excited to be working with the builder’s excellent price range and locations around Atlanta, as well as the company’s culture. Venture Homes was founded in the mid-1980s by owner Bob White and was a starter home builder for many years before drifting into its specialty as a builder for first-time and move-up buyers. During the recession, the company contacted and came back to its current success. The builder projects it will close on more than 330 homes this year.
Currently, most of Venture Homes’ developments are located in the West Cobb County and South Fulton County areas. Its reach is as far north as Canton, as far east as Decatur and East Lake and as far south as beyond Hartsfield-Jackson International Airport in Fulton County. Amazingly, the company is still able to reach buyers with an excellent entry-level price point.
Its current projects include Cascade Place in South Fulton on Camp Creek Parkway between Interstate 20 and Interstate 285. Cascade Place is a community of townhomes that are priced under $200,000. The townhomes are going under contract at a brisk pace and the community is expected to boast over 100 units by the time it is completed. Its fair and reasonable price, location and quality townhomes are appealing to the millennial buyer group that many builders are having difficulty reaching.
Highland Park, a community of single-family homes are townhomes in Woodstock, boasts 22 units and is priced from the low $400,000s. Highland Park not only offers easy access to Interstate 575, but is also within walking distance of the vibrant, charming downtown Woodstock district.
Creekside Overlook in Austell offers 52 townhomes priced under $200,000. Venture Homes is framing the first buildings as expects rapid sales, given that Creekside Overlook offers such a great price point for the location.The townhomes showcase two stories with excellent amenities, additional options and more.
Further, Venture Homes is offering an excellent Marietta community built on infill property – Robinson Park. Located off of Robinson Road near the 120 Loop, Robinson Park is a community of 16 single-family and townhouse units priced from the low $400,000s. The outskirts of Marietta, an easy distance from Roswell, the Avenues at East Cobb and more make for a highly amenitized location.
Additional communities are coming to the booming city of Hiram and more townhomes and single-family home communities are planned in Woodstock at the same excellent price points offered by Venture Homes.
Many of the trends that are in currently are also helping to make the homes more affordable. Middleton comments that he is seeing the market lean toward townhomes, hardwood floors, solid-surface countertops, creative plumbing fixtures such as standalone owner’s bathtubs, simpler trim, less masonry, lighter colors and energy-efficient appointments.
