Success in today’s home building industry focuses on affordability and bringing quality products that meet the buyers’ expectations, whatever they may be. On today’s All About Real Estate segment of Atlanta Real Estate Forum Radio, co-hosts Carol Morgan and Todd Schnick, continuing to celebrate Atlanta Real Estate Forum Radio’s sixth anniversary, are joined by Dusty Talbert, Marketing Manager and Jim Bellinger, Atlanta Division President at Smith Douglas Homes and discussing how Smith Douglas has managed to accomplish so much by offering an affordable product featuring what buyers want in a home.

Currently the fourth largest builder and the largest private builder in the Atlanta market, Smith Douglas Homes began in 2008 with the mission of building high-value, affordable homes in the Atlanta area, says Bellinger. Its first year, the home builder closed 28 homes. Today, when affordability is one of the home building industry’s biggest challenges, Smith Douglas Homes has successfully kept its average home price around the mid-$200,000s and is expecting to close approximately 1100 homes. In addition to its growth in the Atlanta market, Smith Douglas Homes has expanded to Nashville, Birmingham, Raleigh and Charlotte. Between 2012 and 2014 the business grew from around 100 closings in 2012 to more than 400 closings in 2014, making them the fastest growing home builder in America.

In Atlanta, they are building as far south as Griffin, Covington on the east side, Newnan on the west side and Adairsville on the north side. Several new communities continue to spring up. Talbert shares that Gates at Lanier in Sugar Hill is priced from the mid-$300,000s, which is very affordable for that area and the larger size of the product. Sycamore Creek, just a few miles from Gates at Lanier, offers ranch plans from the mid-$200,000s. In Gainesville, McKinley Crossing is priced from the mid-$200,000s and features two-story and ranch homes located near Lake Lanier and the North Georgia Premium Outlets.

Since home trends are constantly changing, Smith Douglas Homes innovates to include those, but is sure to keep the quality of homes in its other markets as high as its homes in Atlanta. Several communities boast walkability, closeness to groceries and schools, nature trails and sidewalks, charming, comfortable outdoor living spaces, and, most recently, homes are being designed to include “doggie showers,” or doggie houses, which are the typically unused spaces under the stairs that are now being repurposed as crates, but larger.
