Todd Schnick and Bryan Nonni are joined today by Butter Smith, President of Paran Homes. On the show, Smith discusses Paran Homes’ new communities, model home openings, open houses, what makes the company special and much more.

Butter Smith got into the building business more than 20 years ago with a company called Engineered Lumber. From there, he moved his way into sales. As of today, he has been in the homebuilding industry for about 15 years.

Paran Homes distinguishes itself from the rest of the homebuilding market by taking pride in the homes it builds for customers. Paran Homes puts customers first and builds with customers’ needs in mind. It’s this customer-focused approach that gives Paran Homes an edge and provides value on all sides for customers. In addition, Paran Homes takes pride in its employees making sure that they’re happy and enthusiastic about what they do. The current team of employees is a lively crew who enjoys working for the company.

Although Paran Homes started in the midst of the housing crisis, the company continues to survive and thrive. It’s this dedication to its customers, its products and its employees that has carried the company through tough times.

Paran Homes has three new communities in Paulding County. These include Oakley Point, Thompson Park and Sweetwater Landing, which is coming at the start of 2016. In addition, Paran Homes has one other new community called Hamilton Point, which is located in Henry County.

Thompson Park has a new model home that will open in the middle of December. Oakley Park and Sweetwater Landing both have models that will open with the launch of the communities in the beginning of January 2016.

To attest to its dedication toward its employees, Paran Homes is holding two open houses. These open houses are continuing education classes. The first is at Bogan Meadows on Dec. 15; this community is located in Gwinnett County in the Hamilton Mill area. The second open house is at Park Haven on Dec 9, which is also located in Gwinnett County in the Grayson area.

When asked about home trends that have been seen recently in the Atlanta real estate market, Butter explains, “People like open areas where you can live, watch TV and cook.” The idea is to bring families together with open areas. Another major trend is sitting rooms in the master bedroom. Finally, outdoor living is a big trend. Having a game day porch that includes a TV and a fireplace is something many of today’s buyers desire.

Paran Homes offers multiple products with different square footages at various prices points. The smallest product is around 2,200 square feet; the next level up is about 3,000 square feet and the largest plans range from 3,800 to 4,300 square feet. There are two different three-story home plans offered by Paran Homes, which include an extra bedroom and a media room on the third level as opposed to a basement. Pricing for these homes ranges from the low-$200,000s to the mid-$300,000s.

Interested home buyers will be happy to know that Paran Homes is offering multiple promotions. The first is Homes for Heroes, which is a partnership with Paran’s preferred lender, Home Bridge. Heroes include anyone working in the medical field, teachers, firefighters, military personnel and police officers; the promotion covers the majority of closing costs, which can be $7,000 to $8,000!

In addition to this promotion, Paran Homes is giving buyers up to $6,000 in upgrades when a contract is signed by Dec. 31, 2015. This promotion is available on any of Paran Homes’ properties. Upgrades include the game day porch, hardwood floors and stainless steel appliances or a double oven.
