Missing Middle Housing: The Perfect Bridge to the Missing Millennial & More

A decade after the “Great Recession,” the homebuilding industry is only back to 67% of what it once was. Why? For starters, 18- to 34-year-olds used to account for 60% of new home sales, but they only account for 8% today. For this group and many others seeking unique, convenient, walkable housing, Missing Middle Housing may be the answer. An older concept that was restricted by zoning in many parts of the country 75 years ago, Missing Middle Housing is one of the reasons why older, in-town sections of our cities are so charming.

With rising land and development costs, duplexes, quads, mansion apartments, stacked flats and Accessory Dwelling Units (ADUs) can help provide a much-needed dose of housing affordability. As development costs explode, smaller houses and townhomes on super-narrow lots have emerged, often demanding prices as high as $450 per-square-foot, and it isn’t just the Millennials buying these small homes; it is Gen Xs and Baby Boomers, too.

In this session, learn who these buyers are, why smaller spaces are growing in popularity and see examples of cutting-edge micro-products from around the country. Hear how one home builder, in order to meet a workforce zoning requirement, cut townhome plans in half to 12-feet-wide, a first for the market, and then sold out in a week.
