Luxury Fill-In Staging Project by Design2Sell

One of the most popular service selections featured at the professional home staging company Design2Sell is the fill-in staging service for luxury homes and estates. Clients who select a fill-in service will be provided with furniture placement for existing furniture in the home, as well as room enhancements such as furniture items, décor, rugs and art from Design2Sell’s vast inventory collection.

An exceptional example of Design2Sell’s fill-in service is their project at 1130 West Conway in Atlanta. The transitional-style home was staged by Design2Sell’s Senior Property Stylist, Barbara Ader, at the request of Realtor Dianne Harnell Cohen, a 10-year real estate veteran. When asked why she chose to stage this home, Cohen said, “I knew it was critical in selling the home. First impressions mean everything. You want the buyer to be able to see themselves in the house and staging really aids in allowing for that.”

Being in the real estate industry for many years, Cohen knows how to market to buyers’ personal preferences. She knew the home’s ideal buyer would value privacy and premium quality, while also desiring a comfortable living space and elegant entertaining area. She also knew the home was in need of a major clean out, with final touches added to showcase the property in its best light.

In this home, Design2Sell worked to stage the living room, den, master bedroom and three additional bedrooms. Due to the fill-in service selection, they also worked on the furniture placement in the dining room.

The previous owner was a real Renaissance man and collector with extraordinary taste. In addition to the furniture provided by the homeowner, the artwork displayed throughout the home is from his collection. Despite the extensive collection showcased throughout the home, another 50 percent of it is still locked in storage!

Design2Sell Luxury Staging ProjectThe homeowner’s beautiful black furniture in the dining room was staged to feature a functional round table that seats eight, with additional chairs available in the room to be used as needed. The dining room also featured double sets of glass French doors with the trim painted black, as well as a French door into the kitchen. The gleaming parquet floors, beautiful chandelier and unique pattern on the ceiling all added to the air of luxury in the room.

Keeping the architectural design the same from one room to the next, the formal den is light and bright thanks to the multiple sets of French doors capped off by arched windows and cream-colored drapes. The arched entry into the room is also framed by matching drapes, providing a lounge-like, luxurious feel in the room.

While the ornate fireplace and mirror is the focal point of the dining room, with antique chairs and settees providing plenty of seating, the casual living room has a larger focal point. With stunning built-in black bookshelves and features such as a space for a television, plenty of shelving, and even a bar area, this room is ideal for entertaining. The casual living area features a traditional coffered ceiling and wall coverings that coordinate nicely with the modern coffee table and end table, perfectly capturing the home’s transitional style.

One guest bedroom showcases a four-poster bed with beautiful white drapes, a writing desk, glass-enclosed bookcase and velvet sitting chairs, all featuring a traditional style, while a Lucite chair adds a modern touch to the room.
