Buckhead Condo, Dillon Buckhead Coming Soon

In a press release in May 2022, Kolter Urban reported a staggering $62 million in sales reservations since announcing The Dillon. Kolter Urban’s sales team says most buyers are downsizing from single-family homes and are drawn to the unbeatable location, sleek design and highly appointed features and amenities of The Dillon.

Kolter Urban announced plans to build The Dillon Buckhead, a South Buckhead luxury condo residence in December 2021. The site of the development is in the Peachtree Battle area at 2425 Peachtree Road, as well as an adjacent property along Terrace Drive. The 18-story condo highrise will include 144 condos starting in the high $600,000s and ranging to $1.5 million. The units will have fantastic city views over Atlanta’s canopy of trees.

A bit of cool history! The Dillon will sit on the site of a former book bindery in Peachtree Hills. This historic building was added to the Places in Peril list by the Georgia Trust for Historic Preservation in 2018 when an apartment developer planned to demolish the bindery for a parking garage. According to Reporter Newspapers, the new Kolter Urban project will sit next door and behind the former bindery. The current plan shows about 3,000 feet of the 6,000-square-foot bindery remaining as part of the condo project.

According to the developer, The Dillon Buckhead is located on Peachtree Road, in the heart of Atlanta’s most prestigious residential neighborhood. The Dillon is an architecturally-distinctive residential condominium tower inspired by history and designed for luxurious modern living. Elegantly appointed one- to three-bedroom homes enjoy sweeping panoramas of dramatic skyline views.

The fourth floor features a remarkable collection of indoor and outdoor amenities for wellness, socializing and relaxation. Planned amenities include a formal clubroom with catering kitchen, a dog park, pool with pool deck, a speakeasy, a media room with game simulator and even a pickleball court — a trend we are seeing in active-adult communities but so far haven’t seen in condos!

Josh Green with Urbanize Atlanta reports that to help accommodate the current work-from-home trend, the building will incorporate an indoor-outdoor amenity called The Hub with private and semi-private spaces, plus a conference room, according to Kolter Urban. With a full complement of 24/7/365 staff, as well as secured on-site parking, residents enjoy a hospitality-style level of comfort, convenience and security.

Architecture firm Preston Partnership will design the condo building in a modern Neoclassical style. Kolter Urban anticipates reservations for contracts will start mid-January of 2022 with groundbreaking scheduled for mid-2022.

The site for the new Kolter Urban project is just two blocks south of its current condo under construction at Graydon Buckhead. This condo is slated to welcome its first move-ins in early 2022. Prices at Graydon Buckhead start at $1.7 million. Graydon Buckhead residents will enjoy breathtaking, unobstructed views afforded by walls of glass, expansive terraces and glass balcony railings.   1. This is a quiet residential neighborhood. As thePublix next door has ignored, hopefully the developer of the Dillon and their architects will plan for and resolve the loud noises generated from the new massive outdoor HVAC machinery. The Parklane on Peachtree was taken to court on this issue, and lost.
