Home builder opening new communities in 2023
In looking ahead to the new year, Kolter Homes anticipates settling waters across the Southeast real estate market where the company operates. In the Atlanta market specifically, the new home builder will be launching two new active adult communities as it successfully sell-outs another and further develops the best-selling community in all of Georgia.
“While there are still some supply chain issues, challenges with labor, and inflation concerns,” said Tony Adams, Regional Vice President, Kolter Homes, “the active adult homebuyer has perspective and experience to comfortably achieve what they want. We see that evidenced in the fact that Cresswind Georgia at Twin Lakes is not only the top-selling active adult community in Georgia but the top-selling new home community overall.”
“The homebuyers considering an active adult community like a Cresswind want an experience. They have raised their children, saved money, and now it’s their turn to enjoy Disneyland. Our Cresswind product is essentially Disneyland for adults,” comments Adams. “These buyers want to reconnect and create relationships in facilities and homes designed for the way they want to live with programs that facilitate connections via activities and lifestyle.”
Here’s an overview of Kolter Homes communities in the Atlanta area:
Cresswind Peachtree City
Award-winning Cresswind Peachtree City is closing out its final two move-in-ready homes. Its fantastic location has been one of the community’s major selling points as the only active adult community in Peachtree City.
In 2021, Cresswind Peachtree City was ranked the No. 2 top-selling active adult community in the Atlanta area, according to MarketNsight. It has also previously been honored as the 55+ Community of the Year by the Greater Atlanta Home Builders Association, in addition to winning Lifestyle Program of the Year at the 2020 Best of 55+ Housing Awards.
Cresswind Georgia at Twin Lakes in Hoschton
Cresswind Georgia at Twin Lakes in Hoschton is the 2022 fastest-selling active adult community in Georgia. Phase 4 is developed, and Club Cresswind is coming online in early 2023. This resident-only lakeview clubhouse features a lounge area, an arts and crafts room, event spaces, an indoor pool with lap lanes, a cardio studio and a state-of-the-art Cresswind SmartFIT Training Center powered by EGYM. Several new outdoor amenities will also open, including a resort-inspired pool, event lawn, walking trails, bandshell and dock area for residents to access fishing, kayaking and canoeing on one of the community’s two lakes. The final phase of the pickleball courts, adding another 18 courts for a total of 41 courts, is slated for 2025.
Oak Hill Reserve
One of the two new age-restricted communities Kolter Homes is opening in the Atlanta area in 2023 is Oak Hill Reserve in Newnan. This comfortable neighborhood of just over 40 homes is tracking to begin sales in March. A model home is currently under construction, along with two future move-in-ready homes. Oak Hill Reserve will debut a completely new collection of floorplans with homes ranging from 2 up to 5 bedrooms. Planned community amenities include an outdoor pavilion, community garden, flower garden and walking path.
Cresswind at Spring Haven
Opening toward the end of 2023, Cresswind at Spring Haven in Newnan is the follow-up to Cresswind Peachtree City on Atlanta’s southside. Community development is underway, and the site provides a beautiful setting with two lakes in the heart of Coweta County. Located near hospitals with convenient access to I-85 and Ga. Hwy 34, this is Kolter Homes’ fourth Cresswind community in the Atlanta market. A resort-style development, when complete, Cresswind Spring Haven will be home to 700 families.
“We are introducing home designs at Spring Haven that have not previously been built in Georgia,” said Adams. “These are unique plans designed with active adults in mind, and these buyers will be among the first to experience them.”
NatureWalk at Watersound Origins
For those Atlantans who love the 30A lifestyle in Northwest Florida, Kolter Homes has a new home community in that market. NatureWalk at Watersound Origins is located in Inlet Beach, Florida, two miles from the Gulf of Mexico and 30A. Kolter Homes recently opened the resident-only clubhouse at NatureWalk, and this gated community is already 40% sold. A multi-generational community that opened in January 2021, NatureWalk will be home to 465 families at completion. Homesites overlook lakes or wetlands with homes that range from 2- up to 6 bedrooms. In addition to full access to all of Watersound Origins’ community amenities, NatureWalk residents have their own club, The Gathering Place, that features a fitness center, resort-style pool with sundeck, event lawn, firepit, tennis and pickleball, and playground.
