President of Parkland Communities, Inc., Jim Jacobi is in the studio for today’s episode of Atlanta Real Estate Forum Radio. Joined by co-hosts Carol Morgan and Todd Schnick, the group discusses Jacobi’s experience as a land developer, as well as his new home building company focused on satisfying missing middle housing demand with build-to-rent communities, Parkland Residential.

Jim Jacobi’s background began in land planning/engineering before transitioning to working with large regional builders nearly 20 years ago. After working his way up in the home building industry, Jacobi started his own company JH Homes in 2007 where he focused on land and development. After selling the company to Taylor Morrison in 2015, he took some time off before starting up both Alliance Engineering, Parkland Communities Inc. and now the brand-new Parkland Residential.

Despite the impacts of COVID-19, Parkland Communities and Parkland Residential continue to remain strong. Parkland Residential is working on over 1,000 lots with hopes to zone, permit and move forward with development by the end of the year. According to Jacobi, his companies are doing a great job at integrating technology into work for the long-term, and are excited about the way the housing market is unexpectedly taking off despite the downturn.

Jacobi’s newest homebuilding company, Parkland Residential is designed to fill the missing middle housing demand with affordable build-to-rent communities. For the company’s first community, Parkland Springs, Jacobi purchased 4.5 acres of land and figured out a way to get extra density to make commercial land prices work for residential. The development of this community is moving along quickly with asphalt being laid in the next two-to-three weeks, permitting to begin soon and foundation to start later this month.

Located in Lawrenceville in the coveted Peachtree Ridge High School District, Parkland Spring’s community of 658 stacked townhomes will offer a variety of amenities including community parks, a large dog park and a playground for the kids. The community will also have an amenity share with an adjacent residential townhome where renters can enjoy a sparkling pool and cabana. Community completion and move-in are expected for May 2021.

The term “missing middle” refers to housing that helps satisfy affordable needs. Home prices continue to steadily rise, leaving younger couples and millennials very few options of homes where they can live affordably and conveniently live. Jacobi is dedicated to providing these individuals with good quality housing at an affordable rate in desirable locations. Through repurposing darkened commercial lots with Parkland Residential, he is able to revitalize the land while providing additional opportunities for people to affordably live.
