Today’s episode of All About Real Estate showcases a top, trendy and cutting-edge Atlanta home builder, Edward Andrews Homes. Caroline Simmel, Senior Vice President of Marketing with Edward Andrews Homes, discusses how the builder is watching the real estate market in Atlanta and keeping up with the demands of its diverse group of buyers.

Edward Andrews Homes is a premier private home builder in Atlanta that builds luxury single-family homes and townhomes in urban and suburban communities across high-growth areas. Simmel says the areas include the “Golden Triangle” of Atlanta.

The builder is noticing a crucial shift in demographics that builders are struggling to keep up with.  “Atlanta is a very strong international city, so we’re shifting our land and lot portfolio to accommodate the new buyers,” Simmel says. A third of EA Homes’ portfolio  is the urban areas, which are now succeeding more than ever with the advent of the BeltLine, Atlanta’s booming tech industry and the success of Atlanta’s international airport.

Additionally, “surban” locations, which are the cities outside downtown Atlanta that have had their own population development on a major scale, are attractive places for EA Homes to build. These include Roswell, Alpharetta, Dunwoody, Cumberland, Decatur. In addition to the urban areas, the new buyers are heading to the surban areas to get the location factor they are looking for.

As for the suburban locations, EA Homes is focusing on 55+ product that is experiencing a shortage, since most builders focused on the move-up buyer before the recession hit. Instead of looking at generation by generation, EA Homes takes a “decade born” approach, since both of the wide millennial and baby boomer generations can have so many different segments.

The builder’s current projects include Bixton, an urban community which is in development between Kirkwood and East Lake. The community boasts single-family detached homes that are priced from the low $500,000s.

Harlow, a widely-celebrated and acclaimed community of townhomes split between Roswell and Alpharetta. Boasting both an east side and a west side, residents have the option of choosing between two different elementary schools and two different middle schools and the opportunity to attend Milton High School. The east and west sides feature two sets of amenities that include community gates, large parks, a clubhouse and the community’s Lifestyle Maker, who acts as a concierge and offers fun community events such as movie nights on the community greenspace, live music, food trucks, yoga and more. The community boasts townhomes of all shapes and sizes priced from the $300,000s to the $600,000s. A diverse group of buyers is taking interest in this community, including young professionals, young families, empty-nesters and more.

The Swift, a Grant Park community of townhomes, is currently open and is selling an average of 11-12 homes a month. Due to a huge demand at the community, EA Homes has had to stop sales in order to keep up. Its draw is largely due to the community’s closeness to the upcoming completed BeltLine and walkable location. An equally diverse group of buyers is showing up at The Swift. Now, the community is half-sold, and future phases are coming soon.

Havenridge in East Cobb offers a product that is not so available in the area, 55+ townhomes. The community is attracting older families and empty-nesters who are moving down, looking for connectedness and a “lock and go” lifestyle.
