To help homeowners sell their current homes and move to their new homes quicker and with less stress, co-hosts Carol Morgan and Todd Schnick invited back All About Real Estate veteran, Barbara Heil-Sonneck, owner of Design2Sell. Today’s episode of All About Real Estate features Heil-Sonneck telling listeners how her company stages homes to sell them quicker and for a higher perceived value.

Design2Sell is a home staging company that stages occupied and vacant homes that residents want to sell so they can move on to their next home. The company offers model home staging and luxury home staging, consultations, redesigns and makeovers. Design2Sell prides itself on bringing a “wow” factor to every home it stages, so the company is always on the lookout for new trends and ways to highlight the home instead of its accents.

Heil-Sonneck says there are two different scenarios when her company stages a home to help it sell faster and for a higher perceived value. On one hand, the home may already be vacant, meaning the owners have moved to their new home already. In this case, Design2Sell brings inventory to the home and makes the home tell its own story to connect with buyers emotionally.

This often includes improving the perceived square footage of the home by removing many of the existing items, which is what Design2Sell does when a home is occupied and needs staging. “We assess what is ‘too much,’ what can be reused and what can be removed, because it’s actually hindering the space and the sale,” Heil-Sonneck says. Design2Sell brings the focus away from the homeowner’s personal decoration and toward the actual home, which is what needs to sell.

As a starting point, Design2Sell usually advises clients to begin with a deep clean and a fresh coat of paint. Generally, the company doesn’t touch secondary spaces like the basement or secondary bedrooms, but the most important places to renovate are usually the kitchens and bathrooms, which can look very dated if they haven’t been brought on trend in 20 years. These areas and lighting fixtures are usually great investments to make to update the home. If owners don’t know which items should stay and which should go or what else is needed, Heil-Sonneck advises them to stand in the doorway of the room, take a picture and look at it from that unbiased perspective.
