Twin Lakes, Kolter Group’s master-planned community in Hoschton, Georgia, is once again the No. 1 selling community in metro Atlanta for the second year. The builders at Twin Lakes (DR Horton, Fischer Homes, Eastwood Homes and Kolter Homes) sold a combination of 316 homes in 2022. More than half of the homes were sold at Cresswind Georgia to active adult buyers, demonstrating the strength of this demographic.

Cresswind Peachtree City was the No. 1 top-selling active adult community in 2018 and 2019, according to MarketNsight data. Cresswind Peachtree City ranked No. 2 in 2021.

“Active adult closings are outperforming non-active adult closings. Many active adults are cash buyers, so they don’t care as much about rising interest rates,” MarketNsight Principal and Chief Analyst John Hunt said. “Cresswind Georgia at Twin Lakes continues its trend as the top-selling overall active adult community in the metro Atlanta area for the second year in a row.”

Why are active adult communities hot?

ResearchandMarkets.com reports that the U.S. active adult (55+) community market is estimated to reach $805 billion by 2030. Major factors driving the market are the growing interest of adults 55+ who are interested in a maintenance-free lifestyle, structured activities, socialization and a sense of community.

According to the U.S. Census Bureau, active adults seek a social and friendly environment. Active adult communities provide a low-maintenance lifestyle with excellent access to shopping malls, parks, restaurants and other places to socialize and live a healthy lifestyle.
