North American Properties (NAP) recently secured $126.5 million in financing for the highly-anticipated Avalon, a mixed-use development located in Alpharetta, and construction has begun a full month ahead of schedule.
This amazing resort-inspired community, one of the largest projects of its kind currently underway in the United States, blends a unique mix of shops, entertainment, restaurants, single- and multi-family residences, rental homes, office space and hotels. With the grand opening scheduled for October 2014, the wait list of more than 600 potential homeowners is continuing to grow.
Monte Hewett Homes has teamed up with Lew Oliver and Atlanta Fine Homes to design, build and sell the 101 single-family homes that will anchor the Avalon development. Home design collections will include Cottage, Villa and Terrace homes that will incorporate outdoor living spaces in unique ways. While the Terrace designs are attached homes, they will redesign townhome living and set a new standard in design. The first glimpse of these stunning plans will come when the model homes are completed in the summer of 2014.
In addition to the enclave of luxury residences that will be offered in Avalon, there is an impressive list of retailers who have signed on and will be housed in the 500,000 square feet of specialty retail space. The first phase of retail space is already 75 percent leased with luxury shops and restaurants, including Whole Foods, Regal Cinemas, Giovanni Di Palma’s Antico Napoletana, Tommy Bahama, Vineyard Vines, Exhale Spa, West Elm, Free People, C. Wonder, L’Occitane, Ted’s Montana Grill, Lululemon, Anthropologie, Banana Republic, Paper Source, Athleta, Fly Wheel, Orivs, Dry Bar, Mitchell Gold + Bob Williams and many more.
Avalon will feature loft office-over-retail space that will be constructed during phase I, and more than 50 percent of these offices have already been leased. There will also be 750,000 square feet of build-to-suit office space that will be built during phase II of construction.
Another impressive feature of the Avalon development is the fact that it is the first mixed-use gigabit community in the Southeast. Avalon will deliver internet speeds more than 100 times greater than typical offerings, along with VOIP technology and digital HD television, to their residents, guests and tenants. This fiber-optic smart infrastructure delivers speed and capacity that is comparable to Google Fiber’s initiatives in Kansas City and Austin.
Located in one of the most affluent areas of the country, Avalon’s sustainable design is being constructed on 86 acres in the heart of Alpharetta at the intersection of Old Milton Parkway and GA 400. The development will infuse resort-style hospitality throughout a walkable, seamlessly connected live, work, play community. Avalon will not be just a place to go, it will be a place to be.
