Leslie Del Ponte and her husband, Joe, had lived in Cumming before relocating to Massachusetts. When they returned two years, they started house-hunting in the same general area of North Fulton and South Forsyth. But when their agent mentioned Cherokee County, they hesitated.
“We didn’t think we wanted to come out this far,” she said. “But we couldn’t find anything we liked, so came out here.”
The moment the couple drove into Manor North, they knew geography didn’t matter.
“The houses were all very different with stone and brick accents and different roof lines,” Del Ponte said. “It’s not a typical subdivision.”
The various floor plans included a ranch style that was high on the couple’s priority list. Within a day, they’d signed a contract for a one-level home with four bedrooms and 4.5 baths. “We’re empty nesters, so for us, it’s a perfect size,” Del Ponte said.
Owners Liz and Dave Pavia had a similar reaction when they drove into Manor North, where 76 new homes are being built by Edward Andrews Homes.
“We had looked at a lot of developments, but as soon as we pulled in here, I saw the look on her face and knew it was pretty promising,” said Dave with a laugh. “It’s a beautiful, wooded setting. We really liked the whole area west of Ga. 400. Even though we’d lived nearby for 17 years, we’d never really spent a lot of time on the west side.”
“I just got a peaceful feeling the minute we drove in,” said Liz Pavia. “Then we found the floor plan we wanted was already being built. We were able to add a few things, but everything had been picked out and was lovely. We liked that the master and a guestroom are on the main floor, and there’s a media room upstairs.”
The couple also found their experience enhanced by the capable Manor North staff who never pressured them to make a decision. Del Ponte had the same experience and was equally impressed with the builders.
“We changed a few things; we added more square feet and a stone fireplace on the patio, a storage room in the loft, quartz counter tops instead of granite, upgraded flooring and tiles,” she said. “The builder was very good about it and even sent emails to tell us what they were doing each week.”
Priced from the mid-$500,000s, Manor North’s new homes have 3,300 to 4,300 square feet and open floor plans that incorporate 10-foot ceilings and hardwood floors on the main level KitchenAid appliances; kitchen islands and breakfast bars, and basement options.
The community features a pool, tennis courts and the option to have a social membership in the Manor Golf and Country Club. Both the amenities and the neighborhood’s landscape design have won OBIE awards from the Greater Atlanta Homebuilders Association.
