When buying a new home there are so many emotions that take place – excitement, joy, fear and of course, sometimes remorse. Does the average homebuyer really know what to expect when buying a home? No, most of us do not. Consequently, sometimes we have no idea what to expect and no idea of the dos and don’ts. At Heron Bay Golf and Country Club located in Locust Grove, the sales staff takes pride with assisting new homebuyers in this important process. Buying a new home can be the biggest decision and investment you make in your life.

Going through this process “drama-free” takes several steps with good planning. First and foremost, are you ready? Is your credit score 620 or above and did you save 3.5 percent of the purchase price? Next, you always want to make sure you get the best Realtor for the area where you are interested in buying. Be sure to choose a Realtor that you are comfortable with that will walk with you every step of the way. Your selected Realtor should be a member of the National Association of Realtors (NAR), have experience, good referrals and a solid team that can assist in your home buying process. When you sign the sales contract, a deposit of earnest money will let the seller know you are serious about the offer. Keep in mind, when you applied for a mortgage, you received a good faith estimate. However, at closing your actual costs will be supplied, but could be adjusted. It is best to be prepared before going to closing. Your Realtor or attorney may advise you to bring additional certified funds for any possible adjustments. Last but not least, if you do not understand your closing documents ask questions at the closing table and review your closing documents in detail. Make sure all of the information is correct – from the settlement statement to the Deed of Trust. When it is all said and done, SMILE, you purchased your home!
