Beacon Management Services Leadership Team

Twin Lakes, the hugely successful master-planned community in Hoschton, Georgia, has enjoyed record sales since its opening. Kolter Land is busy developing the community with 2,600 lots, resort-style amenities, nature trails and other features in the midst of booming Jackson County. And, to keep them focused on development, Beacon Management is providing developer services.

“With all the demands developers and builders, like Kolter Land, have on their plate, administrative details regarding the homeowner association can become a real burden,” said Steve Weibel, CEO of Beacon Management. “It’s critical to create proper policies, thoughtful community guidelines and design standards to ensure aesthetically pleasing outcomes.”

Lisa Simmons, Beacon Management president, added, “Twin Lakes sets the standard for forward-thinking development by creating a beautifully planned community designed for today’s homebuyer.

For Twin Lakes, the Atlanta-based community association management company worked directly with Kolter Land by creating a comprehensive, 26-page welcome package for new homeowners. It includes over 60 topics that affect the resident in some way such as landscaping, lot maintenance, signage, holiday décor, erosion standards, and many others. It is provided in both digital and hard copy formats.

These guidelines are designed to provide an overall framework that will allow the community to develop and progress in an orderly, cohesive, and attractive manner throughout multiple phases. They include minimum standards for the design, size, location, style, structure, materials, color, and mode of architecture, mode of landscaping and relevant criteria for the construction or addition of improvements of any nature. They also establish a process for judicious review of proposed changes within the community. Adhering to these guidelines is beneficial for all involved in that they are meant to protect the investment of the homeowners, as well as portray a quality community of well-planned homes constructed with long lasting materials maintaining high construction standards.

In addition, Beacon Management offers a resident portal whereby homeowners can submit their architectural requests online along with plans, drawings, color selections and other specifications.

“The process is easy and seamless for the owner,” said Simmons. “Combine online services in a good technology package with an effective ACC process, and the customer experience for the homeowner is really enhanced. Plus, we can unburden the builder from this time-consuming approval process.”
