Today’s guests on the All About Real Estate edition of Atlanta Real Estate Forum Radio are J.D. Espana, president of Piedmont Residential, and Shelby Feinberg, the company’s sales and marketing coordinator.

With new home communities in Cherokee, Cobb and Paulding counties, as well as the city of Newnan, Piedmont Residential primarily serves buyers on the west side of Atlanta. While the majority of the builder’s homes are geared toward first-time home buyers, it also builds some first-time move-up homes. In addition, buyers often choose to purchase one of Piedmont Residential’s popular ranch floor plans when they’re ready to downsize.

When asked what trends Piedmont Residential is seeing from today’s first-time buyers, Feinberg points out that while most buyers still want it all, they have a much better understanding of the fact that they’re on a budget. Granite countertops, stainless steel appliances and hardwood floors are still on everyone’s must-have list, but price-conscious buyers realize that they may not be able to afford all of the luxuries that they want at one time. For example, many buyers choose to install hardwood flooring only in the kitchen and dining areas, as they realize they may be able to better afford having it installed throughout the rest of the home a few years down the road.

Piedmont Residential has also found that today’s first-time home buyers are very community oriented, and they desire to live in an amenity-rich area. MostPiedmont Residential communities have a great amenity package, with swim and tennis options available. Some communities even have their own golf course, while many others are located within a short drive of some of metro Atlanta’s best courses. New homeowners are also developing a sense of family within their community, as residents desire to meet their neighbors and get to know each other.

Another trend that is being seen in today’s market is the increasing number of first-time move-up buyers. The real estate market has strengthened enough in Atlanta that people can now sell their first home and purchase a larger home for their growing family.

First-time buyers that are ready to make a move this year will find that Piedmont Residential has a number of inventory homes that will be move-in ready soon. The builder’s home for the holiday’s campaign means that it will have 29 homes that are completed and ready for buyers to move in to just in time for the holiday season.

This will allow agents, interested home buyers, current homeowners and the local community to become familiar with Park Village, the Piedmont Residential team and the homes they build.
