Atlanta Real Estate Forum Announces October Radio Lineup

JD Espana and Tom Rosser are this week’s guests on Atlanta Real Estate Forum radio. JD talks about how important location is in today’s market, while Tom talks about the effects of the housing market downturn on his newly formed company.

JD Espana is the president of Piedmont Residential. He is a native Atlantan, and has been in multiple sides of the real estate business for over 20 years.

Piedmont Residential has 13 communities in East Cobb, Smyrna, Marietta, West Cobb and in South Cherokee. Espana says that real estate has always been and always will be about location, location, location. All of their communities are in locations where people want to buy, and Smyrna has become especially popular with the revitalization that has gone on and its convenient location to downtown. The Smyrna area has also seen an increase in first-time homebuyers who want traditional two-story homes. These first-time buyers are now able to afford this prime location since the housing pricing reset.

Today’s Deal of the Day is from GaHomeForeclosures. Two communities of active adult townhomes in Dahlonega have seen dramatic price cuts! These one and two story townhomes feature a master on the main with an additional master suite upstairs, gourmet kitchen, double-sided fireplace, finished terrace level, outdoor deck area and two-car garage. Homes include two to three bedrooms and two to three-and-a–half baths. To ensure easy mobility, home plans also offer elevators in addition to stairs. Community amenities include clubhouses and swimming pools. Pricing starts as low as $121,900, and these homes have been very popular!

Tom Rosser is the president of John Rosser Homes. Tom has worked in the industry for over 30 years with three different public companies.

John Thomas Homes started as a feed building company, where Tom would build houses on developer’s lots, but has turned into a build for sale company over the past few years. They have built 100 houses a year for the past four years. Tom believes that starting his company when he did in 2006 really gave him an advantage when the housing market took a downturn because he wasn’t as invested in inventory homes and didn’t have to make the same price reductions as other builders. One of their newest communities is Cottages at Greystone in Forsyth County outside of Johns Creek with homes ranging from 1,800-2,600 square feet and pricing from $170,000s to the low $200,000s.

If you’re interested in hearing more about the current market from a seasoned industry professional, listen to the full podcast.
