JD Espana with Piedmont Residential is this week’s guest on the award-winning Atlanta Real Estate Forum Radio show. JD talks about how the booming Atlanta real estate market is affecting his business, and his interview is followed by a discussion with Caitlyn Blizzard on the City of Alpharetta.

JD Espana is the president of Piedmont Residential, and he has been with the company, which targets first-time buyers and first-time move-up buyers, for six years.

JD believes it is definitely safe to say that the Atlanta housing market is heating up. Last year, Piedmont Residential closed 85 homes, and this year, they are already on pace to double that number. In fact, they started 16 new homes this month, and 13 of these were pre-sales; and, so far in 2013, 78 percent of their construction has been on pre-sale homes. However, all of this construction does come at a cost. During the recession, many skilled laborers left the industry when they couldn’t keep their jobs or find new ones, which means that builders are now experiencing a lack of not only skilled laborers, but also materials as housing demand starts to outpace supply.
