Atlanta Real Estate Forum Announces October Radio Lineup

Cindi MacPherson with Interior Partners joins us on Atlanta Real Estate Forum Radio.  Cindi is a partner with the Interior Partners. She is NCIDQ certified interior designer and her company specializes in model homes, sales centers and clubhouses.

Tips from Cindi for decorating for the holidays and being the hot house on the block include using bells, sleighs, wreaths, garlands and bows. Organic green is a big thing use fresh wreaths, fresh garlands and pine cones.  Think about doing up-lighting on the house instead of just using strung Chirstmas lights. Luminaries are fun – the sand filled bags with candles in them. They are great for a party or Christmas eve.

Centerpieces should not be so tall that your guests can not see each other across the table. Candles, flowers, pine cones, ribbons and berries all make good centerpieces.  Do something fun, maybe even fill a vase with ornaments.

Design in 2012 is going to be similar to 2011. Because design is related to world events and the economy, we are not going to see many embellishments. Everyone wants granite!

Our next guest is Sandie Tate President of  Guaranty Mortgage Services. They are a full service mortgage banker.

Thirty year mortgages are below four percent and the rates vary based on how much money you put down.  There are several different mortgage options available today:

  • Normal 30-year fixed that require a downpayment of at least 5%
  • USDA (United States Rural Development loans) are 100% loans without any mortgage insurance (these loans have an income restriction)
  • FHA
  • VA loans are also 100% loans for anyone that has been a veteran

Sandie’s advice for getting a mortgage that is right for you is to pick a lender that you trust and a loan officer that you are comfortable with.  Most loan officers are licensed due to changes in federal regulations. Now there are less products available, so there are less products to choose from.

Right now is the time to refinance if you are going to be in your house for awhile. If you think you will be gone in seven years, you might want to look at a 7-1 arm.

If you are applying for a loan be prepared to show all of your financial statements including your taxes, pay stub and all financial statements.
