Alan Beulah and Gina Spearman are this week’s guests on Atlanta Real Estate Forum Radio. Alan shares how Beazer builds their homes for energy efficiency in order to save you money, while Gina talks about the different types of loans that can help get you into your new home.

Alan Beulah is a market manager for the Atlanta division of Beazer Homes, one of the nation’s top ten home builders. Alan has been in the industry for more than 25 years, and has been in the Atlanta market for four years.

Beazer Homes is headquartered right here in Atlanta, and they own and operate several communities throughout the metro area. In addition to building in Georgia, Beazer also builds home in 16 additional states. Their local communities however can be found in Fulton, Gwinnett and Forsyth, and they have plans to expand their offerings to more areas in the future. Buyers choose to buy Beazer because they know that they build all of their homes to meet and exceed Energy Star standards, and that they give each homebuyer their specific home’s HERS rating upon closing. Beazer chooses to build their homes to these standards because they understand that the cost of a home is more than just a mortgage payment, and they want all of their buyers to get the most value for their money.

Our next guest is Gina Spearman who is the sales manager for Academy Mortgage. Gina’s main functions within Academy Mortgage are to originate mortgages and to support the sales team in their day to day jobs.

Academy Mortgage is the nation’s largest independent mortgage company, which means they focus solely on mortgages. We all know that the home buying and building market has taken a hit over the last few years, but Gina thinks that we are finally getting back on track. Currently, she says we are seeing mortgage guidelines and restrictions similar to pre 2000, but that Academy is still able to help many people qualify for a loan with little to no money down. If you’re a first time homebuyer, you will most likely be applying for a FHA mortgage, which is a loan that is insured by the federal government and has more lenient credit requirements. With this type of loan, buyers only have to put as little as 3 percent down, and you can even get loan assistance from local government agencies.

For more on the different types of home loans available to you, listen to the full podcast. For more information, visit the Academy Mortgage website.
