Alan Beulah is a market manager for the Atlanta division of Beazer Homes, one of the nation’s top ten home builders. Alan has been in the industry for more than 25 years, and has been in the Atlanta market for four years.

Our next guest is Gina Spearman who is the sales manager for Academy Mortgage. Gina’s main functions within Academy Mortgage are to originate mortgages and to support the sales team in their day to day jobs.

We all know that the home buying and building market has taken a hit over the last few years, but Gina thinks that we are finally getting back on track. Currently, she says we are seeing mortgage guidelines and restrictions similar to pre 2000, but that Academy is still able to help many people qualify for a loan with little to no money down. If you’re a first time homebuyer, you will most likely be applying for a FHA mortgage, which is a loan that is insured by the federal government and has more lenient credit requirements. With this type of loan, buyers only have to put as little as 3 percent down, and you can even get loan assistance from local government agencies.
