Norm Richie with Batson-Cook Realty is this week’s guest on the award-winning Atlanta Real Estate Forum Radio show. Norm shares insight into lot development in Atlanta, and his interview is followed by a discussion with Monica Thornton with Piedmont Park Conservancy.

Norm Richie is the Vice President of Land with Batson-Cook Realty, which is a brokerage subsidiary of Batson-Cook Construction. He has been in the industry for 20 years with a primary focus on residential subdivision development.

Historically, Atlanta hasn’t had the same geographic barriers as other cities to keep us constrained; we’ve always seen that as land prices get more expensive, we just move further out. However, this stopped in 2007 when the market crashed, and builders moved back to building in the golden triangle, which is considered north of I-75 and I-85 outside of I-285. Now, as the market heats back up, Norm says that some parts of metro Atlanta are experiencing lot shortages, and that investors and builders are getting back to turning raw land into new lots in areas such as Henry and Paulding Counties.

Monica Thornton is the Senior Vice President and Chief Marketing and Development Officer with Piedmont Park Conservancy. Monica is an Atlanta native who fell in love with nonprofits during her career in television.

Piedmont Park, which attracts 3.5 million-plus visitors per year, forms a triangle in the literal heart of Atlanta, bounded in by Piedmont Avenue, Monroe Avenue and 10th Streets. The park is one of three regional parks serving all of metro Atlanta with the other two being Chastain Park and Grant Park.

If you haven’t been to the park lately, next time you go, you may notice a few changes. The dog park has been expanded to span more than three-acres with enclosures for both large and small dogs, there are now two creeks, more wetlands and meadows and a wooded forest included within the park.
