Today’s All About Real Estate guests on the Atlanta Real Estate Forum Radio show are Shirley Gary, a broker and licensed partner of Engel & Völkers Buckhead Atlanta, and Debra Johnston, the company’s real estate advisor.

Engel & Völkers is an international franchise with more than 500 locations outside of North America on six continents and 38 countries. Atlanta is an international city, and the state of Georgia was named the No. 8 state in the U.S. in 2013 for real estate purchased by foreign funds. Together, these facts inspired Shirley to reach beyond the local franchise options and bring an international firm to Atlanta.

As a luxury real estate provider, Engel & Völkers has the unique position of being the world’s No. 1 listing company for castles, and it also has a yachting division.

Once facets of the franchise that makes Engel & Völkers a unique company is its shop concept, which takes the place of a traditional office. As a real estate company, they have a product to sell, and just like a regular store, it needs to have an inviting appeal to potential customers. The Engel & Völkers Buckhead Atlanta shop will be located at the new Buckhead Atlanta development at the corner of Pharr and Peachtree Roads. Shirley refers to the new shop as the “Tiffany’s of real estate,” as the storefront will have 35 feet of glass showcasing some of Buckhead and Atlanta’s most exclusive real estate listings.

Engel & Völkers Buckead Atlanta’s portfolio consists of a variety of Buckhead properties and upper-end luxury homes. Each of the listings showcases incredible architecture, attention to the smallest of details and extraordinary finishes. Like all real estate companies, the team is constantly looking for new properties to add to their impressive portfolio.

As Debra points out, the market is seeing more activity in the $5 million-plus category as the buyer pool is increasing. Her favorite listing in that particular market is a home that is unique to Atlanta, located at 421 Blackland Road in Tuxedo Park. Completed in 2010, this custom-built home was designed by an entrepreneur and the level of detail and finishes is like no other. Still considered new construction, this home has been painstakingly maintained but has never been occupied. The home’s interior design team did phenomenal work creating the intricate details in the home, which has not gone unnoticed by prospective buyers who have often pointed out its incredible features, even without furniture.

This amazing home features seven bedrooms, nine full bathrooms and four half bathrooms throughout 16,000 square feet of living space. One of the home’s most unique aspects is its many energy efficient features, which includes geothermal heating and air.

Other luxury features of the home include a 47-foot infinity edge pool, spa, a media room with McIntosh equipment, a two-story living room, a gourmet kitchen with stunning tile barrel ceiling and a terrace level with a kitchen, gym, sauna and more.
