Amber DeLoach with David Weekley Named Online Specialist of the Year

Atlanta Real Estate Forum congratulates Amber DeLoach with David Weekley Homes for being named the 2020 Online Specialist of the Year at the 40th Annual OBIE Awards. Presented by the Atlanta Sales and Marketing Council, the OBIE Awards are the premier awards given to those working in the Atlanta new home construction industry.

Responsible for managing online interactions for 11 active communities in the Atlanta area, some with multiple product lines and several more coming soon, Amber is nothing short of organized, compassionate, loyal and professional. Her smiling face pops up whenever someone opens the homepage of the David Weekley Homes website, inquiring how she can help in an online chatbox. She is often their first introduction to the company’s renowned homebuying experience in Atlanta.

With the website being the No. 1 lead generator, Amber also fields leads from 3rd parties such as BHI, Realtor.com and New Home Source, as well as any coming through the builder’s multiple social media sites, numerous online marketing endeavors and reverse prospecting in MLS. To say she is a busy lady would be an understatement.

For every lead that hits her screen with a phone number, they are called immediately. If they can’t be reached, she leaves a voicemail and sends a text, as well. If an email is provided, they will also receive a welcome email from Amber within minutes when the lead comes through during working hours. Amber thrives in a culture that boasts a unique multi-channel follow-up system that involves multiple touchpoints over the course of several days, weeks and months through calls, texts, personal emails and mass emails.

Her lead source activity for 2019 was 820 initial contacts and to date for 2020 is 737 initial contacts whether builder-sourced or through third party means. From June 2019 to June 2020, Amber also fielded 387 calls from first-time callers; of these initial interest calls and contacts, she had a 76% assignment rate to Sales Consultants, a 58% appointment rate with Sales Consultants in the model homes and a 3.66% sales rate, demonstrating a true affinity for conversions. Her year-to-date sales are 27 homes and her average number of days from lead inquiry to sale is just 24 days.

Amber often exceeds customer expectations through her rapid response times. She also sends information on the homes, community and sales consultant with whom they will be meeting so they know more before they visit a community. She offers virtual tours so they can view models and quick move-in homes from the comfort of their own homes, then offers to set appointments for when they are ready to take an in-person tour. In the event that she is on the other line or unable to answer the phone when a prospect reaches out, she has an auto text in place that is sent to them letting them know she is unable to answer at the time but will call as soon as she’s available. This auto text also gives them the opportunity to text her their needs or questions.

With the recent advent of COVID-19, Amber has tackled the challenge of holding the interest of prospects who submit their information for the VIP List for any given community. With delays in construction for some communities, her assurances and continued communications keep them engaged even when she can’t share floor plans or pricing until the community in which they’ve shown an interest gets closer to opening.

Having made her mark early in her career, Amber was recognized as the 2014 Support Person of the Year. By 2019, she was promoted to Lead Internet Advisor, a role in which she earned 2019 Top Performer for Q2 and Q3 appointments.
