This week on the All About Real Estate edition of Atlanta Real Estate Forum Radio, our host Todd Schnick is joined in-studio by Tori Williams, an associate broker with Keller Williams Atlanta-Perimeter.
Tori is known for her prolific use of the web and social media to promote her available properties and is a team leader of “The All-Access Group Atlanta” within the Keller Williams Atlanta-Perimeter office. This group prides itself on being available to their clients and overcoming one of the top criticisms from customers: agents don’t answer phone calls for clients.
The Atlanta-Perimeter Keller Williams office is located directly across from Perimeter Mall and has access to home listings in the Dunwoody area. The prime location of the office provides convenient access to Interstate 285 and also means that agents are able to work other areas of Atlanta easily, which is an added benefit for customers.
Unlike some agents that weren’t able to sustain during the real estate market downturn, Tori explains that she quickly shifted her attention to working with asset managers, banks and valuation companies, and she was able to tap the distressed market. Additionally, her experience working with valuation companies now allows her to price properties competitively. She also credits one of the founders of Keller Williams, Gary Keller, for warning agents working with the company about a projected market downturn during a marketing conference, which also aided in her being able to stay viable during the bubble burst.
Tori’s specialty is residential homes, which includes single-family detached homes and single-family attached homes and condominiums. She primarily works in the Dunwoody area and notes that her favorite homes to sell are condos and townhomes. One of her favorite areas of Atlanta is the Brookhaven community, which is where she began her career in real estate at the Keller Williams Brookhaven office.
While discussing popular neighborhoods in Atlanta, Tori gave us a sneak peek at some of the homes she is working to promote, including one property perfect for a first-time home buyer looking to settle in the Dunwoody area. The completely renovated, split-level ranch home is located in the Cambridge Estates community, which sits just off of Mount Vernon Highway, and is priced at $390,000, a highly competitive price for the area. Upgrades to the home include a master suite with a luxurious separate shower, hardwood floors throughout the home, a screened-in porch and professional landscaping.
Also in Dunwoody is Georgetown at Perimeter Walk. This community is just behind the Crown Pointe Towers building. Homes in this gated community are multi-level townhomes and most feature patios and balconies and are in the first-time home buyer price range of $200,000 to $300,000.
In addition to continuing to market homes for sale in the Dunwoody and Perimeter area, Tori has also become licensed to teach real estate courses in the state of Georgia and is beginning her teaching career with a Social Media in Real Estate course. As social media continues to dominate every area of sales and marketing, those agents who are well-versed in the effective ways to use this platform to promote and sell properties are making fast advancements. Tori’s course will instruct agents on how to engage customers without over-selling them, which is truly an art. Todd also questions Tori about her unofficial designation as the “Jedi Master of Hashtags.” Tori explains, “The secret is to hashtag things that other people are hashtagging, because people will click them to see what others are saying about that subject.”
Tori’s use of hashtags, along with releasing other time-sensitive and relevant statistics about the Atlanta real estate market tagged with those phrases, has connected her with people all over the country who are interested in the information she disseminates, and that turns into business! Tori also adds that she may not have a million followers, but the followers she does have are organic and they are engaged!
