Today’s All About Real Estate is a builder that has been deeply involved in the development of the Metro Atlanta area, particularly the Marietta/Cobb County region, for the past 40 years. Chris Poston and Clif Poston, principals with Traton Homes, join co-hosts Carol Morgan and Todd Schnick to discuss the builder’s milestones, current activities and a recent shift in product.
Traton Homes was started in 1971 and is celebrating its 47th year in business in 2018. Over the course of its many years in the Atlanta home building industry, the builder has developed more than 10,000 Atlanta new homes and counting. More recent milestones include 40 homes already sold at North Square in Marietta and 75 percent of the homes at 28 and Mill in Woodstock sold out.
Before the downturn, Traton Homes had become a luxury builder, but the company has adjusted to the changing real estate market and today’s homebuyers’ needs. The Postons say that their priorities today are finding land that is close to what is happening so that they can offer buyers the walkability they want and producing a more affordable home.
The builder is also seeing the value of adding 55+ communities to its portfolio. “Ten thousand people turn 55 every day, and they’re also looking for the locations and easy living that many of today’s buyers want,” the Postons say.
New developments include Belmont in Smyrna, which is a community of 55 single-family detached homes with craftsman architectural style, near historic parks, Atlanta Road and making use of the existing city streets to offer walkability to charming Downtown Smyrna and the Belmont shopping area. The community will be priced from the low $400,000s.
Additionally, a product similar to North Square, which is continuing to sell rapidly, is coming to Allgood Road in Marietta with 59 townhomes close to the Marietta Square. Traton Homes is also teaming up with Epcon Communities to create a 55+ community in Carrollton, Windmill Park, with rich amenities like walking trails, bocce ball and pickleball and within walking distance of Carrollton’s favorite shops and restaurants.
