The city of Flowery Branch has adopted a redevelopment plan that could mean downtown Flowery Branch will soon be a vibrant, thriving destination for locals and visitors alike. Residents at The Springs at Sterling on the Lake, an easy-living community from Stonecrest Homes, are located just minutes away from downtown Flowery Branch and all of the retail, dining and recreation opportunities that can be found there.
The concept plan for Old Town Flowery Branch was the outcome of a six-month study that was done on existing infrastructure, development and potential uses for city-owned properties that make up a total of 11 acres. The plan is flexible so that it can be adjusted based on the city’s needs and funding availability, but it currently maintains Main Street and adds pocket parks and more than 200 parking spaces. Also included in the concept were plans for a town center park, upscale townhomes and a new city administration center that would free up additional retail space.
The Flowery Branch Historic Preservation Commission also has a vested interest in the downtown area, and they are looking to expand the town’s designated historic district on the National Register of Historic Places. Currently, only a few commercial buildings along Main Street make up the designated district, but the Commission is aiming to include several blocks surrounding downtown Flowery Branch. A survey presented by the commission includes 160 homes and business that it believes should be included as part of the nationally-recognized historic district.
Both the plan for a redeveloped downtown and the expansion of the historic district will provide residents with a renewed sense of community and a gathering place for events. New homeowners at The Springs at Sterling on the Lake will have a convenient destination for shopping at locally-owned boutiques, eating at one-of-a-kind restaurants and enjoying the scenery of a newly-restored downtown.
The Springs is part of the 1,000-acre master-planned Sterling on the Lake community, and it is home to beautiful ranch and one-and-a-half story homes that are designed for the empty nester lifestyle. There are seven distinct home designs to choose from that are priced from the mid $200,000s, and they include features like two to five bedrooms and optional screened porches, sunrooms, three-car garages and finished basements.
Residents will also enjoy a wide variety of amenities right outside of their door, as Sterling on the Lake is home to 75 acres of lakes, a stunning clubhouse, swimming pools, the Hall County Spout Springs Library, Village Green, Lakeside Pavilion, a grandchildren’s tree house, dog park, community boat ramp, walking trails and so much more.
