According to the Case-Schiller Index, the metro Atlanta real estate market continues to show signs of moving back towards a normal market. Listing inventory is up 23.9 percent from the beginning of February 2013, while inventory is up 6.8 percent from last month and up 18.9 percent from the same month last year. Closings were up 17.8 percent from last month and down 12.4 percent from the same month last year, and months of inventory is now at 4.7 months based upon the latest closed sales trend.
Buyer activity remains strong, and it is led by baby boomers and first-time buyers entering the market. At the same time, the pace of pre-foreclosures (notices of default) and foreclosures has slowed dramatically, while re-sales and new home sales are outpacing bank-owned sales. This proves that new homes are making a significant comeback, as new home inventory is very low due to the high absorption rate and the prevalence of pre-sales. In the next few years, new homes will become a more significant part of the inventory and closed sales numbers.
