Chris has been in real estate development for more than 30 years, and he has worked across the country for a variety of different companies. Lennar Multifamily is a two-year-old company that is a subsidiary of Lennar Corporation, the third largest homebuilder in the United States. The company was established as a platform to build class A apartment assets throughout the U.S. on a for lease basis. Their first Atlanta development is The Oaks at Johns Creek, which has 264 units and is currently leasing. Their second development is at Peachtree Corners. And, their newest project is located in Roswell just a block-and-a-half from Canton Street, which has become one of the hottest suburban entertainment districts. This project in particular is an urban infill project geared towards young professionals and empty nesters. Metrostudy is a national firm that was recently purchased by Hanley Wood and now serves more markets than ever. According to Eugene, the Atlanta housing market is pretty exciting. He says that the Georgia Department of Labor recently announced revised numbers that indicate the area is adding between 50,000 to 60,000 net new jobs each month as compared with 2012. This increased job creation is what is behind the increased demand for housing. One of the biggest impacts demand is having is increased new home prices. In the first quarter of 2013, median resale prices rose 30 percent from the same time in 2012, which recorded the lowest median sale price on record. On the new home construction side, builders can't build fast enough. In fact, builders are saying that 50 percent of their new construction inventory has been pre-sold, which is big news since Atlanta has never been a strong pre-sale market. Brian Canaday is the president of BBC Builders, and while he isn't a Georgia native, he has lived in the Atlanta area for 30-plus years. BBC Builders started homebuilding in Henry County in 1992. Their southside business primarily dealt with customized spec homes, contract homes and commercial properties until around 2006 when they noticed that the market was changing. To make it through the recession, they worked with lenders in a five county area to help them prepare REO properties for sale. However, while the real estate market north of Atlanta has started to gain traction once again and is even running out of lots, Brian says that south of Atlanta, the market is just now starting to recover. Cindi has been in the new home building and interior design industries for many years, and she has several interior design certifications. The Interior Partners, founded in 2007, primarily focuses on interior design for sales centers, model homes and clubhouses. The Interior Partners work with national builders, local builders and everything in between mostly in the southeastern United States. Overall, the company sees themselves as marketing partners whose goal is to create sales. The advantage of choosing Cindi and her company is that she has been a builder and developer, so she has greater insight to the construction insight.
