David Ellis is the executive vice president of the Greater Atlanta Home Builder&#039;s Association, which is a non-profit organization that represents the construction and housing industry in the Greater Atlanta area. They have just under 1,000 industry professionals, and welcome additional industry professionals to join them.

David says that he is seeing improving numbers when it comes to the housing market especially in the northern parts of Atlanta. People are finally cautiously optimistic about the future, and as a result, traffic and sales are increasing. He says that while there have been good deals on homes and interest rates out there over the past few years, consumers are just now becoming comfortable with where they stand in the economy.

Our next guest is Lane Bailey, the car guy and a real estate agent with Century 21 Results Realty.Â Lane got into the realty business because of his love of cars and garages. When he and his wife were searching for their last home, he realized there were not many real estate agents who catered to carÂ aficionadosÂ who want big garages. He decided to seize the opportunity, since he knew he had the knowledge and contacts to be successful.

Lane loves working with homes that have massive--4,000 square foot--garages. These garages can house anything from boats and motorcycles to cars and all of the tools and technology to work on them. However,Â  he says that the &quot;typical&quot; guy wants ten to 12 electrical outlets, insulated walls and room for a few tools as well as their car.

One of the best deals for all homebuyers today is the historically low interest rates that buyers are able to get. Whilethese interest rates are low now, they will not last forever, which makes now a good time to buy a home. In addition, low interest rates don&#039;t just apply to foreclosure properties, but to all properties. However, the combination of low interest rates and low foreclosure prices is an added bonus to buyers. Some of Coldwell Banker&#039;s current foreclosure communities include Addison Glen in Lithonia, which has four and five bedroom homes priced from the low $200,000s. Another one is Ginger Lake Estates in Conyers with four bedroom and two-and-a-half bath from the $160,000s.

Pam Heisler is a senior marketing consultant with Harry Norman Realtors. Pam has been with Harry Norman for 12 years, and has earned the senior marketing designation due to her tremendous success with the company.

Most of Pam&#039;s properties are in northeast Dekalb County and intown Atlanta. She loves working in this area because itâs where she has lived since graduating college, so selling real estate for the area is second nature. Pam is seeing  many young professionals and empty nesters flocking towards intown. Intown has become popular with these crowds because it is highly walkable and offers plenty of entertainment options. While tremendous values can still be found in this area, she says that the market is stabilizing and houses in high demand areas are selling within a couple of days. This month the office has seen the highest number of pending sales in its history.

Our next guest is Hugh Morton, author of The Great American Housing Fiasco: An Inside View of the Mortgage Crisis. Hugh has an interesting background that made him a perfect candidate to author this book. He started off his career teaching economics at Auburn University, then spent 16 years in finance and since 1991 has been a builder, developer and mortgage partner with Countrywide.

Hugh says that the fiasco was not caused by one group or person, but was a collective build up. The reason that the recovery process has been taking so long is that housing hasn&#039;t been a part of it. Every recession that America has faced since the 1930s, has seen housing lead the way out, but this time, housing has been a silent player. Housing is down 35 percent from 2006 and last year was down 40 percent, which is more of a drop than in the history of any other recession.
