NAMAR to Host FREE CE Class
The Northeast Atlanta Metro Association of REALTORS is hosting a free CE Class, REALTOR and Buyer Benefits of CPHB Program, from 9am - 12:15 pm on April 29, 2008. This class will cover:
- The benefits of selling and buying new homes built by a CPHB.
- The marketing strategy and buzz words to more successfully close the sale of a new home built by a CPHB.
- The differences between building performance standards and code compliance.
- The importance of general liability, builders risk and workers’ compensation insurance.
NAMAR Offering Intro to Fair Housing Class
The Northeast Atlanta Metro Association of REALTORS, located in Duluth, will be offering an Intro to Fair Housing class on April 28, 2008. The class will provide guidance regarding fair housing compliance and the ramifications of fair housing. The rights and responsibilities of all Georgians will be covered. Prevent “Awfulizing” In Your Business to Improve Sales
This is a new practice that has been drawn to my attention thanks to Paul Montelongo. He defined what “awfulizng” is and discussed ways to prevent it’s negative impact. It’s more than a negative opinion, but a pessimistic outlook that directly affects your sales. So by preventing awfulzing you will be increasing your new home sales. So, pay attention:
Awfulizing - the act of making a negative situation even worse through negative thinking. Actually, it’s worse than negative thinking. This is producing a self-fulfilling prophecy in that you keep believing that things are a certain way, and thus they get worse due to your lack of action. You make no effort to change or better the situation, which, inevitably causes things to get worse. So, by not acting you have caused your negative thinking to become reality, and that is a major problem today in the real estate industry. National reports continue to remark that homes are not selling, and that the housing market is down 28%, and things are only going to get worse. However, if you buy into these reports and do nothing to change the state of the market, then things will never get better and you are “Awfulizing” the situation. Consider your Property Tax Bill
Like many American’s I visited my accountant to prepare and file a federal tax return. Many thoughts raced through my mind on how to spend my newly found fortune, new clothes, a well-deserved night out or possibly pay down the credit card. Although all of them sounded appealing, like many of us I used my tax return to pay my property tax bill. This is a common for many; use our tax return to pay our property tax.
This vicious cycle has been played out every spring since I became a homeowner. It was not until last year that I thought about all of the planning and preparation that went in to my federal taxes only to glance at my property tax bill and write a check without question or a second thought.
After utilizing many available tax deductions and credits many may find that the amount of federal taxes paid is less than the amount of their annual property tax.

Flammer Joins GaREIA panel discussion on Atlanta Real Estate
A group of Atlanta’s top real estate professionals, including Carol Flammer, President of Flammer Relations and Publisher of AtlantaRealEstateForum, will discuss the state of Atlanta’s real estate market at the Georgia Real Estate Investors Association’s monthly general meeting Monday, April 14.
The focus of the panel discussion is what to do in the existing marketplace and how the new real estate investment environment should be viewed from the investor’s perspective.
The panel will be moderated by Jeff Nix, GaREIA President. Other panelists include Michael Gross, President of Dividend America Mortgage; Andy Heller, National Speaker and Atlanta Resident and Jeff DuFresne, Executive Director, Urban Land Institute.
