<itunes:summary>Stacy Patton and Alicia MacPhee are this week’s guest on Atlanta Real Estate Forum radio. Both talk about a variety of Atlanta properties available to buyers, and about different trends in today’s home buying market.

Stacy Patton is the Managing Director of Development with Minerva USA. Stacy Patton shares with our listeners more about the varying types of properties Minerva builds and manages as well as the increasing popularity of master planned communities.

Minerva USA is a private real estate development company whose properties range from master planned communities to in town projects such as town homes, office, retail, cottages and more. One of their newest communities is going to be a 60-acre townhome deal right on the Atlanta Belt Line with fabulous amenities and a great location. Minerva also manages Heron Bay, a master planned community with over 1,000 homes in Henry County. This community provides a total lifestyle for homebuyers, and one of the community’s builders, D.R. Horton, is offering incentives on their nine remaining homes.

For more about Minerva USA and all of the great home options they offer, listen to the full podcast! And to learn more about Minerva USA, visit the website.

Today's Deal of the Day is from Acadia Homes, who is offering a sales incentive for brokers or realtors. Acadia will give any broker or realtor a day at the spa if they bring in a customer who writes a contract in any of their communalities by the end of March. The spa day can be taken at either Chateau Elan or Spa Sydell and is valued $500.

For more information about how you can leap into this sales incentive, visit the Acadia website.

___________________________________________________________________________________________________________________________

Our next guest is Alicia MacPhee, a broker with Alicia MacPhee realty group. Alicia has been in the real estate industry for 26 years, and she has served the Atlanta market for over 20 years. Alicia has had plenty of experience selling foreclosure homes, so she shares her advice on buying one of these types of properties.

Her first piece of advice when dealing with a foreclosure is to make sure you are buying the right house for you in the right location and for the right price. She says that all potential homebuyers should use a realtor when dealing with this kind of property especially since Georgia is a “buyer beware” state. She also says that currently the most competitive prices are tending to be on these foreclosure type properties.

To learn more about foreclosure properties, and to hear about some of the great properties currently on the market, listen to today’s podcast! And for more information, visit Alicia MacPhee’s website.
